Creating all year round terrace space

Red Carnation Hotels approached Breezefree for a scheme on the rear terrace of a Grade II listed building, adjacent to Russell Square, and opening onto large communal gardens.

The hotel's existing outdoor terrace arrangement with a retractable fabric awning and fixed perimeter screens

Having viewed some of our recent installations, Red Carnation realised the added value, increased wow factor and return on investment of replacing fabric with glass to achieve an all year-round alfresco solution.

The terrace presented some significant challenges in this 19th Century neighbourhood and required skill to gain favourable planning approval without compromising the client’s brief. Concept development also demanded careful consideration of customer experience and comfort alongside aesthetics, whilst managing the elements of solar control, air conditioning, noise containment and light shading.

Careful visualisation, attention to detail and skilled negotiations led to a favourable planning outcome and after a number of Council objections, approval was granted for a mono-pitched Solaglide sliding glass roof and PanoraKinetic sash-style windows. Upon conclusion of working drawings, manufacturing commenced.

PanoraKinetic sash-style windows, which form part of the wider PanoraView family manufactured by Libart, have glazing retained by vertical mullions, are manually opened and closed, and pneumatically aided.

Fully insulated PanoraView sash-style windows and doors, as illustrated below, offer standard single units at up to 5.5m width x 4.5m height. Unlike conventional door and window systems, PanoraView dispense with the usual travel-ways and parking areas, thus enabling maximum design flexibility.
