CRE: Four Hot Spots in Fort Worth

There are several areas in Fort Worth that have been doing very well over the last five years including the Near Southside/Magnolia area, West 7th and downtown. Where are the up and coming areas that may grab the spotlight over the next year?
First, Race Street is on the east side of Fort Worth and north of Highway 121. This area has had ongoing development over the last two to three years, but with several multi-family units coming online, we think it’s going to take off. The new housing is not only going to spur residential growth, but retail and office space.
Second, South Sylvania is east of I-35W and south of Highway 121. There are a few condos on the river, but this remains a mostly industrial area. However, we’re seeing older industrial buildings being turned and investors purchasing large tracts of land. This should lead to redevelopment including mixed-use projects and multi-family units.
Third, the Stockyards are just north of downtown Fort Worth. It’s always been a great location but there hasn’t been much redevelopment over the last 20 years. Enter Majestic Development who has already begun several projects. And despite the delays in the Panther Island development, we think there’s going to be more private development and local companies coming there. We’ve had several office tenants and users looking into availability in this area.
Finally, the River District is located on the west side of Fort Worth and anchored by the Trinity River. They have over 1,000 multi-family units coming online as well as a number of restaurants. While development has been in the works for some time, we think growth is going to hit its stride.
