We have been working within the Property Industry for over 20 years, and in that time have seen and understood the need for property management services now, more than ever. With a genuine passion to help our clients and brand, Cornerstone, has been working within the flood, fire and damage management industry with both domestic and commercial services to achieve this. Our unique reporting protocols in this industry sector led to clients requesting our expert services to assess root cause analysis of reported damp, condensation and mould.?

Thousands of tenants across the UK are living in unsuitable conditions ranging from damp to extreme cases of mould with many not receiving adequate help even when contacting their landlords and letting agents. Those who are the most affected include elderly people and those who live with pre-existing conditions which affect their health.

With our extensive and demonstrable knowledge, the Property MOT?? framework was created as the only application to evaluate and monitor multiple properties, all in one platform. The Property MOT?? provides a cost-effective method of ensuring every property upholds current Housing Acts and can be used as significant evidence in a court of law when landlords are challenged. The process will prevent tenants from living in unsuitable environments and act as a demonstrable improvement process by Landlords, to prove they are providing suitable living environments for their clients. Many assessments show the structures are indeed healthy and therefore, an embedded SMART Knowledge Base upholds best-practice guidance for residents.

With the condition of housing in the UK a pressing issue, we wanted to expand our services to provide training for individuals and organisations meaning they can successfully carry out The Property MOT?? following a detailed training scenario and an improved understanding of how these issues exhibit themselves once the root causes have been determined.

After the success of these channels, the decision was taken to amalgamate our brands, with all services working under the Cornerstone brand. We believe this is a really positive move in the right direction to support those in need and those seeking fact-based assistance across the UK with property management. The cohesive nature of this operation will allow the team to uphold our independent service delivery even more successfully.

The Moisture MOT? solution provides a non-invasive assessment of a property to understand exactly where moisture could be emanating from and where we can act to stop the problem. So many methods in the UK simply serve to cover the immediate issue, disregarding the potential for a long-term problem. This unique called-for Framework aims to change this narrative across the UK.

Atmospheric MOT – Partnering SMART IoT With SMART Knowledge

A SMART Knowledge portal analyses uploaded SMART IoT sensor data and, combined with Cornerstone’s expert pre-calculated Alarms embedded in the system, serves to warn of prevailing conditions that can lead to potential issues with the health of the structure upholding a proactive approach.

Insulation MOT – Certifying The Desired Internal Condition

The Insulation MOT? focuses on the existing permeability of a structure and also serves to determine the suitability of new and proposed heat-retaining installations. Many properties have some form of insulation installed and accept their effectiveness at the time of installation. However, if and when some installation can be adversely affected, the results can be completely detrimental to the perceived installation criteria. We also recognise there is a drive to insulate and decarbonise structures in the UK. Whilst that is a positive action, the intended improvements must be fully understood for optimum performance and supporting internal atmospheric management due to an expected more sealed environment.

Cornerstone provides domestic support for flood restoration with specialist intelligent drying to minimise the impact on your everyday life or business continuity. The same approach is adopted for fire restoration with demonstrable knowledge and advice similar to that provided for investigating reported damp, condensation and mould issues.
