THE FIRST LETTER IS FROM A REAL ESTATE BROKER IN MISSOURI

HI SANDRA!

I SAW YOUR NEWLETTER AND AM VERY INTERESTED IN GRANTS IN RURAL AREAS. I HAVE 5 ACRES I WANT TO DEVELOP FOR SENIOR HOUSING.

I IMMEDIATELY EMAILED MY CONTACT AT USDA AND GOT HER THE NAME OF THE TOP PERSON I COULD TO HELP AND SHE IS ON HER WAY TO ACHIEVING HER GOALS AND OBJECTIVES. A SIMPLE THING FOR ME TO DO.

THE SECOND LETTER WAS FROM A WRITER IN TEXAS AND MUCH MORE COMPLICATED.

SHE WROTE A LONG FLOWERLY LETTER WHICH IN THE INTEREST OF BREVITY I WILL PARAPHRASE WHICH SADDENS ME BECAUSE IT WAS A WORK OF ART. SHE IS A BEAUTIFUL WRITER AND YOU WOULD ENJOY READING IT JUST FOR THE PROSE. HOWEVER, WE CORRESPONDED BACK AND FORTH FOR DAYS AND THE SUBJECT MATTER IS TOO PERSONAL AND WOULD TAKE UP TOO MUCH SPACE TO PRINT THEM ALL. SHE IS CAUGHT IN THE SANDWICH GENERATION AS MANY OF YOU MIGHT BE AND IS LOOKING FOR ADDITIONAL INCOME AND IS ATTEMPTING TO GET IT FROM REAL ESTATE. AND (WISELY) ASKING MY OPINION AND HELP TO DO SO.

SHE IS PUTTING AWAY MONEY EACH MONTH IN A RETIREMENT ACCOUNT, LOOKING FOR MORE INCOME AND CONCERNED THAT HER RENT IS GOING TO CONTINUE TO GO UP.

THE GIST OF THE MATTER IS THAT SHE DOES NOT OWN HER OWN HOME. ALL OF THE ABOVE MENTIONED PROBLEMS COULD BE SOLVED IF SHE OWNED HER OWN HOME. I BELIEVE THAT THE BEST INVESTMENT THAT ANYONE CAN EVER MAKE IS THEIR OWN HOME AND THAT IS WHERE SHE MUST START AND HAVE ADVISED HER TO DO SO. ALSO TO GO BACK AND READ THE PREVIOUS NEWSLETTERS. IN ADDITION I SUGGESTED THAT SHE CHECK HER LOCAL HOUSING OFFICE TO SEE IF THERE ARE GRANTS FOR HOMEBUYERS TO COVER HER DOWN PAYMENT AND CLOSING COSTS. IF NOT DOES SHE HAVE TO LIVE IN THAT TOWN? WHAT IS AVAILABLE ELSEWHERE--TEXAS IS A BIG STATE! ONE LAST THING , I HAVE CHECKED WITH A LOCAL REAL ESTATE AGENT NEAR HER AND THERE ARE PROPERTIES SIMILAR TO THE ONE SHE IS NOW LIVING IN SHE CAN BUY FOR NO MONEY DOWN IN HER HOME TOWN.

IS THIS WHAT SHE ASKED ME ABOUT? NO? BUT IT IS WHAT I RECOMMENDED BASED ON WHAT SHE NEEDS TO ACCOMPLISH HER GOALS AND OBJECTIVES.

As for your Texas lady concerned about rising rent in later years, kindly let this sink in. Statistically, the net worth of a home owner at age 60 vs a renter is 43X greater. That is 43 time greater,, NOT 43%. The choice is clear.
