Contemplating a tree change? Set yourself up for success on the land

Real estate agents in the region have observed a rejection of corporate culture post-pandemic, with millennials and young families asking bigger questions: What is happiness? How can we live with intention, closer to the land, with more control over our time? For many, the answer has been to swap the daily commute for wide open spaces, with a preference for home over the workplace.

“We’re seeing a shift in buyer demographics,” said Sales Agent at McGrath Rural Central Tablelands, Adam Woods . “There’s a strong appetite for rural lifestyle blocks coming from those in the city.”

This shift isn’t just good news for newcomers - it also opens up succession opportunities for long-term locals thinking about farm exit strategies or scaling down operations.?

But while rural living is appealing, Mr Woods warns that the gap between romanticism and reality can be significant.

“We’re seeing a bit of a gap between enthusiasm and preparation,” he said. “Newcomers need to understand the land’s capabilities and limitations. The vision of hobby farming is great, but it’s essential to do your homework.”

Historically, the Central Tablelands has moved between different primary enterprises - from cattle to vineyards and, more recently, back to grazing operations due to changing markets and climate conditions.?

“New landholders need to consider what’s viable for them, and where they may need support or expertise,” Mr Woods adds.

For many newcomers to rural life, owning land can feel overwhelming - but support is readily available. Local Land Services (LLS) has developed a Rural Living Handbook, a go-to guide covering everything from land management and water rights to livestock care and weed control.?

“LLS caters to a diverse group of landholders, from large-scale farmers to hobby block owners, offering tailored advice to help ensure productive and healthy farms and environments,” explained Mr Woods.?

“Many new landholders don’t know where to start, and LLS does a fantastic job of connecting people with the right information.”

Importantly, LLS helps landholders understand their land’s capacity, legal responsibilities and risks like pests or diseases - without judgment. The Handbook is an ideal starting point, supported by approachable staff who are committed to helping landholders build confidence and make informed decisions.
