Building Materials Prices Take a Dive for the Second Consecutive Month

Amid surprising trends in the construction industry, building materials prices have shown a decline of 1.1% in July. This marks the second consecutive month of a drop, even in the face of prominent shortages in several key products. Interestingly, this decrease has triggered a 1.6% increase in construction output.

Key Insights from the Report:

  • A significant drop in the prices of vital products such as structural steel, concrete bars, and timber. Despite these price declines, there was a universal decrease in the sales of major materials throughout the industry.
  • The year-on-year construction costs have shown a decrease of 2%. However, the cost of creating new housing saw an increase of 4.5% from June 2022 to June 2023. Repair and renovation expenses also saw a hike of 1.2%.
  • Concrete and brick deliveries saw notable reductions between July and June 2023, with a 2.2% drop in concrete block deliveries and a 3.4% drop in brick deliveries.
  • Noteworthy price changes in construction materials from April 2022 to April 2023 in the UK include significant price increases in screws, metal doors & windows, and ready-mixed concrete. On the other hand, fabricated structural steel, concrete reinforcing bars, and imported or sawn wood witnessed the largest drops.
  • Forterra, the UK's largest brickmaker, predicts an 18% decline in revenue for the first half of 2023 compared to the previous year.
  • Joseph Mullane, with contributions from Jack Woodfield, highlights that with the prospective inauguration of new brick manufacturing plants in the UK within the next year, the reliance on expensive imports is predicted to decrease.
