We sold this home to the current sellers a few years ago for $1,250,000, which at the time felt a bit high, to be honest. She loved living here, but her family in the Midwest needed her back home, so she had to move.
We did a TON of work in Grove. The seller spent around $35K including staging. We replaced all the light fixtures, replaced the cabinet hardware, and repainted everything including the cabinets. The place cleaned up really well and our stagers did a phenomenal job.
Two years and two offers later, we managed to close escrow for $1,750,000. This was the FOURTH transaction we've done with our seller in the last few years.

Over the summer, we tried selling this home as an off-market listing while the sellers waited for a rent-back on their new home. Despite multiple open houses and lots of advertising through the top agent network (TAN), the showings were slow and interest was minimal. Fast forward a few months...we staged it and pulled out all the marketing stops, including using a drone, since the property had really beautiful surroundings. We wound up with tons of interest, including having nine disclosure packets out.
In the end, we received multiple offers and closed $120k over asking! The lesson? Staging is super important (we knew that) but even more important are the traditional marketing channels. While 90% of deals might be done by TAN agents, they are probably so inundated with emails that they miss the mass-marketing campaigns. In our marketplace, buyers are driving their own searches, which means that when homes are not listed on the MLS, they have a hard time selling. That's not to say there is never a good reason to sell a home off market, but the number of people who are going to come through the home and ultimately write offers will be higher when we go through the traditional channels.

Our buyer on Union Street had been looking for just the right place at just the right price, and to be honest, it was extremely difficult to find! The market seems to have softened, and we are happy to report that we were able to take advantage of that on behalf of our client.
Offer time came and went, and there were no offers. We decided to throw our hat in the ring, but then another offer emerged. We find this happening a lot right now— buyers are waiting and only pulling the trigger when someone else does first. The negotiation was a trying few days that required patience, as the sellers were pushing for more money than anyone was willing to pay. We ended up not having to pay much more than list price and still managed to beat out the competition without shooting over the moon.
We are so proud of our buyer for hanging in there during this long and challenging negotiation! Now she has the home she always wanted at a price she feels good about and we could not be happier for her. Our client endured the multiple offer scenario with many counter offers, winning without giving the seller the price they wanted. Another buyer who'd been looking for a year has found her new home. Kudos to her for hanging in there!
