The proptech(real estate technology) space is actually not as competitive as most would like to believe. The largest asset class in the world, real estate, is like a big blue ocean of many sub-verticals and problems that are begging to be solved. People are smarter, technology is rapidly improving, and billions of dollars are being invested to capitalize on an antiquated and heavily regulated industry that’s beyond ripe for disruption. For those that really care to understand the data and facts beneath the current of catchy subtitles and misleading EBITDAs, are startups that are actually solving problems and have vicariously learned from those before us.?
At DOSS, we are competing where we know we can win! Based on the data, what people want, and the advancements of technology… there's an opportunity to accomplish in 5 to 7 years, what has taken our predecessors almost two decades and hundreds of millions of dollars to accomplish as they continue to lose hundreds of millions of dollars for their investors with meager(if any) year over year improvement. These early “tech-enabled” brands are selling the long-game, when in reality they have mis-shot and are anticipating human behavior just like everybody else.?

#1 Serve People?
The real estate industry has historically and notoriously put the wrong person at the center of the real estate transaction, the REALTOR?. Shouldn’t the center of the universe be the people that we are servicing(buyers, renters, and sellers)? Foolishly ignoring the evolution of people and technology, the real estate industry(Brokers) believes that their client is solely the Agent. WHY? Because Business 101 has told them “Whoever pays you, is your client!” So, if that’s the case, then why do Brokers participate in the commission(Caps/Splits) that Agents earn? If that’s the case, why don’t Brokers better serve their Agents?
Can you really dominate a product or service if you don’t?control the entire experience and/or process??

#2 Search
Anything and everything can be improved! Especially the way we search and transact real estate… All of the current real estate search portals are various white-labels of each other that practically show the same information: REALTOR? Glamour Shots, Pictures, Price, Estimated Value, Numbers of Bedrooms, Bathroom Count, Property Details, Schools, and maybe a Calculator to show what your payment would be if you bought the home. The fact is, there is much more data out there about any given property than what’s being currently displayed. Most of these sites only show approximately 45% to 50% of the data available for homes on the MLS. Would you want to see more data to make a better decision(s) about a home and the neighborhood? Or, have a site take you only so far and then require you to speak to a Gatekeeper(REALTOR?) who in most cases might not know everything about the home and/or the community where the home is located.?
At DOSS, we will drastically improve the way people search for property. By building on a next-generation digital interface that leverages everything that Artificial Intelligence(AI) has to offer, we are able to layer infinite amounts of data and empower consumers to accurately, easily, and instantly access information by speaking, texting, and/or typing any question about any property in the country. Our predecessors have done a great job helping people find a structure. However, post-pandemic… people want to find the perfect area(neighborhood and subdivision) and then look for the perfect structure within it! The data exists, but hasn’t been aggregated and integrated all into one place… Not until now!?

#3 Life Cycle of Homeownership
Literally every real estate platform and portal that currently exists only addresses the beginning of the transaction, search. After a consumer(buyer, renter, and seller) finds a new place, other than being nosey, why should any of them go back to these search sites? The average homebuyer will live in their home for 8 to 12 years. A renter, if they don’t renew their lease, might go back to these sites as their lease gets close to maturing. Real Estate Commissions, is a $100B business. Home Servicing, is up to $800B! So, think about this…. “The real estate industry is probably the only industry on the planet that sells a product(homes) and doesn’t service it!” Or, even better… A $100B industry that doesn’t have to buy, store, or own the product(homes) that it sells, yet demands a hefty compensation!?
At DOSS, we realize that this is a wide-open lane! Instead of entering this space and looking like everybody else, we realize that 1.5M REALTORS? are competing to sell approximately 5.6M homes every year. However, there are approximately 124.6M homes in the United States that spend an annual average of 1% of the value of their home fixing, installing, repairing, and servicing it to improve and/or maintain the largest financial commitment most people will make in their lives. Not to mention retail(appliances, electronics, and furniture)! By leveraging an Intelligent User Interface(IUI), when it comes to residential real estate, DOSS is able to effortlessly go beyond search to help the consumer service their American Dream!?
#4 Reducing Transactional Cost
The real estate industry was formally created in 1908. Fundamentally, it hasn’t changed in over 113 years! The internet is approaching 27 years old. Millennials are documented as the largest, most educated, and diverse generation in history. They are currently in their 40’s and are the largest purchasers of homes in the United State. Oh, and Gen-Z behind them is larger, also educated, and very diverse. These generations, totally different from Boomers and Gen-X’ers, are very different and are changing everything! And, more than ever, it appears that the real estate industry is next to feel that change…?
At DOSS, based on our research, we believe both generations(Millennials and Gen-Z) want great service at a fair price. Think about it… most of our current competitors were created by Boomers and before these two progressive generations were of buying and selling age. One of our primary competitors was founded in 2004(17 years ago)! Everything was different then… Buyers/Sellers were different, Facebook was just born, the 2008 recession hadn’t happened yet, Alexa and Google Assistant wasn’t a thing, COVID wasn’t here, etc… These historical moments impact people! And, technological advancements are supposed to make our lives easier, economical, and efficient! Our MISSION at DOSS is to live up to that promise by making homeownership in America more affordable!
#5 Network Effect?
It’s amazing the spectators that exist in the real estate industry. Often, it appears that most people don’t know what to do, what a potential solution looks like, or where to begin. It appears that it’s much easier to simply do nothing, be told what to think, and/or freak out! However, one thing is vividly clear… This industry does not know how to save itself! And unfortunately, in my opinion, it’s already lost the game. Gary Keller of Keller Williams(KW) once said… “We are losing so slow, that we think we are winning!” At DOSS, we are often asked, why search? Why start there? Why compete there? The answer is simple… Not only because search can be drastically improved, it’s the beginning of the sales funnel. And, if we don’t start there, like every Traditional Brokerage that currently exists, we’d be to some degree dependent on the current platforms. Case-in-Point, raising over $150M, look what happened to REX.?
DOSS has designed and developed itself to scale and be self-reliant. Being a Digital Real Estate Marketplace, the objective is to get as many people as possible using our platform via our products and services. We accomplish this by not being some big bad conglomerate that displays this “Eat The World” mentality… We scale by building a solution that empowers people that want to build a business, connect, and serve other people.
