District One is a gated community comprising over a thousand acres of landscaped greenery, set around a Crystal Lagoon and is an “innovative megapolis inspired by visionary leadership”.

Mansions and Villas

District One’s mansion and villa options are plentiful, with a range of architectural styles available including; Mediterranean - think sun-drenched and cosy, Contemporary - minimalist design that doesn’t compromise on convenience and Modern Arabic - warm and welcoming, with nods to classic design.

Mansions are available in 7 or 8 bedroom options?and each is designed, as you’d expect, with incredible attention to detail. Distinctive accents and subtle touches are present in all of the mansion types, from the open plan layouts with terracotta and wood detailing in Mediterranean, to the separate majlis and plush furnishings of Modern Arabic and the sophisticated simplicity of clean lines and minimalism of Contemporary.

If a mansion is perhaps too much, consider one of the villas - carefully designed properties that allow a luxurious life of ease and convenience in 4-6 bedrooms (with a very limited number of 7 bedroom units). The Mediterranean type offers a light, bright colour palette and architecture that blends Italian and Spanish influences in timeless design, with state of the art finishings. Modern Arabic villas were created for those who love to entertain, designed to evoke feelings of space and generosity. Homes are made to feel warm and cosy with a soft and neutral colour palette that blends the home seamlessly into its desert surroundings.

Contemporary villas?are centered around functionality, with a cool colour palette that creates a feeling of calm. Waterfront Residences

A series of multiple individual towers, including Orb Tower, the Waterfront Residences offers understated and well-appointed units with stunning views over the Lagoon. Available in 1-3 bedrooms, the buildings all feature exceptional amenities including the usual, such as gyms and swimming pools and the unexpected - think well-stocked libraries.

The majority of the buildings are low-rise but Orb Tower is the exception at 20 storey’s with a stunning rooftop pool and fitness centre, offering uninterrupted views over the Dubai skyline.

Signature Plots

Plots are upwards of 15,000 sq ft and are of course positioned to enjoy fantastic views over the community and Lagoon. There is undoubtedly a very wide range of properties available, not just in District One, but across the Dubai market and so the opportunity to create something entirely bespoke, in an established and thriving community is yet another of the area’s plentiful USP’s.

Amenities

We’ve mentioned the Crystal Lagoon a lot already and it really is the “shimmering heart” of District One. Bordered by white sand, it brings the beachfront right to your door with great views guaranteed from every property in the community. It’s not just for admiring though - you can swim in it, or use it for kayaking, paddleboarding or aqua aerobics. If water isn’t your thing, take advantage of the 8.4km cycle & jogging track or one of the fitness centres. For little ones, there are multiple shaded play areas where children can climb, play and learn to their heart's content. There are also various family-friendly community spaces to enjoy including a Community Centre with supermarket plus leisure and retail.

One of the planned cornerstones of MBR City is the Meydan One Mall - a mega-sized shopping destination with over 600 shops, a 1km ski slope and a plethora of leisure and entertainment amenities. It is currently on hold to allow for other construction projects to be completed, so if you need a shopping fix head to Dubai Mall which is less than 10 minutes drive from District One and has all the diversions you could possibly need.

For families, proximity to schools is a key?consideration when looking for a new home and District One is close to some great options including Clarion School and Dubai International School which is one of the city's oldest institutions, having been established in 1985. Healthcare options are also plentiful with Mediclinic in Dubai Mall, and Medcare Hospital in Al Safa.

Connectivity

Not only is District One surrounded by iconic landmarks, it is also bordered by four arterial roads for easy connections across the city. Al Khail Road, Sheikh Mohammed Bin Zayed, Al-Ain Road and Emirates Road are all right on the doorstep, with quick connections to Sheikh Zayed Road as well. The community is not on a metro or bus line however, so if you live here a car is key. The nearest metro station is in?Business Bay?and the nearest Bus station is the Al Quoz intersection. This does mean that parking is plentiful within District One.
