Commercial Stated Income

Client wanted to refinance his hard money loan into a long term fixed rate. He was tired of the higher rate, higher payment and the additional closing cost to refinance every couple of years. He was seeking to refinance his CVS investment property with a stated income loan since the property could not be financed via conventional avenues. The property’s bottom line from the tax returns did not show the property could service at a 1.25 ratio. We were able to take him through our stated program and get him a 30 year fixed loan in the single digits….he was ecstatic!

Stated Income Guidelines:


*Minimum 650 mid credit score

*Up to 75% ltv

*Rates between banks and hard money

*30 year fixed rates

*No Seasoning or sourcing of down payment funds

*Population requirements 25,000 or the county population of 100,000

*First time investors reduce LTV 5%
