• ???? Purchase Contracts Rise, But Market Slows. 1,431 new purchase contracts were signed in the Philly Metro area last week—a +3.2% increase from the previous week. However, overall market activity has cooled compared to last year, with new contracts down -8.3% year-over-year. This slowdown aligns with a -13% drop in showing activity compared to the same week in 2024.
• ???? New Listings Increase Weekly but Lag Behind 2024. New listings rose +10.1% in Philly Metro from the previous week, but after two weeks of year-over-year gains, they’ve now fallen -9.8% behind the same period in 2024.
• ???? More Homes on the Market Than Last Year. Philly Metro had 8,996 active listings last week, dipping -2.1% from the previous week. However, this is still +8.3% higher than this time last year. Buyers now have more homes to choose from and stronger negotiating power than they’ve had in a long, long time.

TLDR: Buyer activity up week-over-week but slower than last year. Listings increasing, but still trail 2024 levels. However, inventory is healthier, giving buyers more choices and negotiating leverage than in past years.
