Plans have been filed for a 32-room co-living project in Brisbane’s Nudgee.?

The vacant 868sq m site at 70A St Achs Street is zoned for medium-density residential.

Eleganza Projects, which specialises in single-home developments, has applied to build four buildings on the site for rooming accommodation.

The subject was originally earmarked for a park, according to records of the pre-lodgement meeting, but the council confirmed it was no longer necessary.

Designed by CPO Architects, each building in the “unique” project will be up to three floors.?

The ground and first floors would operate as a five-bedroom suite.

Although the second-floor rooms would have direct access to the communal facilities, they would operate more independently and use shared facilities when needed, according to the development application submitted to the Brisbane City Council.

“The arrangement of rooms, suites, and buildings allows for the development to ultimately suite the growing demand for affordable housing options for both developers and renters alike,” according to the development application.

“Our client is intending on providing for well-designed and well-serviced rooms for immediate rent in an ideal location to assist in the housing and renting crisis.”

The site is about a 50m walk to the pedestrian access point of Nudgee station.

The co-living residential community living model has been gaining traction in recent years as developers and authorities invest in more affordable housing options.?

It is particularly prevalent in Sydney where developers Revelop have invested in the model , while there has been adaptive reuse co-living projects lodged for Pyrmont and real estate asset manager Pro-Invest has unveiled plans to develop a 2000-apartment co-living portfolio .
