What is the most important document at closing?
The Deed: public record of the ownership of the property
It often includes a description of the property and signed by both parties. Deeds are the most important documents in your closing package because they contain the statement that the seller transfers all rights and stakes in the property to the buyer.
A deed?is the actual legal document that would transfer the ownership (title) of a property from one person to another. A deed is signed by the person selling or transferring the property rights, called the grantor. The person purchasing or taking possession of the property rights is called the grantee.
When is a Grant Deed needed? Grant Deeds are the new Warranty Deeds, you need one for every Sales transaction and some cases you need them for Refinances as well to adjust the Borrower's vesting.
When is a Quitclaim Deed prepared? You need a Quitclaim Deed when Deeding someone out. In some cases you will take Community Property as sole and separate. In that case you will Deed out your spouse to take possession of property solely.
