Clever Styling Hacks For Downsizers

Clever Styling Hacks For Downsizers

Styling your home can add significant value, especially in a competitive real estate market like Sydney. For downsizers looking to maximize the sale price of their property, professional styling can make a substantial difference.

In this article, we delve into some lesser-known styling hacks that can elevate the appeal of your home, and also explore the options of partial versus full styling.

Styling Hacks to Boost Value

1. Strategic Use of Mirrors

Mirrors are a powerful tool in home styling that many overlook. They can make a space appear larger and more open, which is especially beneficial in homes that may be on the smaller side. Placing a large mirror opposite a window can reflect natural light, brightening the room and creating an illusion of depth. This simple trick can make compact spaces feel more expansive and inviting, which is a major selling point for potential buyers.

2. Upgrading Fixtures and Hardware

Another often underrated hack is updating fixtures and hardware. Swapping out old fashioned faucets, cabinet/door handles and light fixtures for modern, cohesive designs can significantly enhance the overall aesthetic of a home. This upgrade is relatively low-cost but can give the impression that the home has been well-maintained and is move-in ready. Buyers appreciate these modern touches, which can set your property apart from others in the market.

3. Curating a Cohesive Color Palette

A cohesive color palette throughout the home creates a sense of harmony and can make the space feel more sophisticated. Neutral tones are particularly effective as they appeal to a broad audience and provide a blank canvas for potential buyers to envision their own style. Adding pops of color through accessories like throw rugs, pillows, cushions and artwork can add personality without overwhelming the senses. This balanced approach can enhance the perceived value of your home.

Partial Styling vs. Full Styling

The two most popular and commonly used? types of styling are partial styling or full styling, each with its own advantages.

Partial Styling

Partial styling involves updating key areas of the home to create an appealing and cohesive look without a complete overhaul. This might include focusing on high-impact rooms such as the living room, kitchen, and master bedroom. For downsizers, this option can be more cost-effective and less disruptive, allowing them to continue living in the home while it is on the market. Partial styling can still create a strong impression by highlighting the home’s best features and ensuring these spaces are showcased to their full potential.

Full Styling

Full styling, on the other hand, involves a comprehensive makeover of the entire home. This approach is ideal for creating a unified look throughout the property and can be particularly beneficial if the home is already vacant. Full styling ensures every room is presented in its best light, which can significantly enhance the overall appeal and value. This method is often more expensive and time-consuming, but the investment can pay off with a higher sale price.

If you’re considering downsizing soon and you have room in the budget, styling your home effectively can make a substantial difference in its market value. Utilizing strategic hacks such as the use of mirrors, upgrading fixtures, and curating a cohesive color palette can also elevate your home’s appeal. Whether you opt for partial or full styling, both approaches can enhance the presentation of your property and attract more potential buyers, ultimately maximizing your sale price.

June Market Wrap Up

It’s hard to believe July is almost upon us - this year is definitely moving along quickly! Despite approaching the Winter halfway mark, the property market appears to be picking up steam with almost double the number of properties scheduled for auction over the last few weeks than compared to this same time last year.

The latest data from CoreLogic indicates we had a preliminary auction clearance rate in Sydney of 70.7% over the weekend. This is a strong result for this time of year and compares with a clearance rate of 66% experienced last year with fewer property listings. This would indicate the strength of the current market should continue well into Winter. ?Sellers are feeling more confident about putting their house on the market as they are seeing some great results being achieved. Buyers are however becoming a little more cautious about over paying especially in light of the uncertainty around when interest rates will begin to come down.

FAQ’s - Is using a Vendor Advocate really a FREE service?

When people hear that our Vendor Advocate service helps with everything from preparing their home for sale, to choosing the right real estate agent, AND won’t cost them anything extra, their first response is ‘there must be a catch.’

It’s an understandable response, especially in an industry with questionable morals and a reputation for taking advantage of people who are in such a high emotional state such as during the sale of their home.

There is honestly no catch - just a genuine desire to make a difference in a cut throat industry that fails to put the needs of the client first. If you ever speak to anyone who has used a Vendor Advocate, you will find they have nothing but gratitude that such a service even exists.

If it sounds too good to be true, you may be pleasantly surprised that it really is that good! The only way to find out is to contact us for a ‘no pressure’ conversation.
