Waterloo House is a seven floor mixed-use building that was built in 2013. It offers 90,000 square feet of office space and seven penthouse apartments, underground parking and boat moorings. The 2 to 3 bedroom apartments are all on 2 levels and range from 2,500sf to 3,400sf. Every apartment takes advantage of the spectacular views and provides large terraces with planters and pergolas for residents to enjoy these views. Open plan interiors with folding glass walls connect the interior to the outside. Amenities include a dedicated residential lobby and elevator, communal outdoor terrace with outdoor kitchen, indoor residents lounge/fitness center, and parking. This building is offers a turnkey executive retreat for those on the go.
Pennfield is an elegant development secluded in a very private garden setting where mature vegetation and well-tended lawns ensure you feel completely detached from the City which is only a minutes walk away. A select number of one-bedroom apartments are accessed via a shared entrance and hallway that boasts both a magnificent staircase for access to the upper floor as well as an elevator. There is secure underground parking and extra storage. From the exterior this building looks like a large family estate home, and on approach and entry the feeling is very much one of owning the entire house. Yet it is cleverly and tastefully designed such that each apartment is private and has its own patio. This is a real gem of a location and the well appointed units are ideal for executive couples or singles.

Rosemont City Place is a high quality new development less than a five minute walk from shops, offices and restaurants. It offers two and three bedroom condos that range from 1,400 to 2,100 square feet of interior living space. Building amenities include: underground secure parking, fitness centre, private pool and sun deck, extra storage closet for each unit, elevator access. Access is via security card into a welcoming lobby. All units are open plan and have large patios ranging from 430 square feet to 1,160 square feet. Given their large size, these units are often rented by families comfortable with city living. Three of the island’s private schools are close-by. Situated close to the Hamilton Princess Hotel, it is convenient, stylish and well managed.

The apartment buildings at SIX and TEN Dundonald Street were built in 2008 and offer one and two bedroom apartments. They are beautifully appointed and offer contemporary living that is convenient to shops and offices. The SIX building overlooks Victoria Park and residents can enjoy music from the bandstand, the local food truck and relaxing in the warm sunshine. The apartments offer an open concept living area, European styled kitchen cabinetry and large patios. Many units are offered furnished and all have secure access, underground parking and trash chutes. Although there is no pool or gym on site, gyms are close by as is the main bus terminal in Hamilton. These apartments are highly sought after and do not remain long on the rental market.

The Atlantis Complex is in the heart of Hamilton and offers one and two bedroom apartments. Each unit is individually owned and some are owner-occupied. Some?apartments have been renovated, others have not. Most are offered fully furnished. A typical one bedroom, one and a half bathroom apartment will offer approx. 1,014 sq. ft of interior space and an additional 180 sq. ft. of patio with overland and street views. Access to the building is secure with swipe card access to the main lobby. The amenities in the building include an indoor heated swimming pool with lounging area, a small but well equipped gym and on-site parking. There is a private storage room for each unit and garbage chutes on each floor. The building also has a roof top deck which can be accessed by all building residents – it makes for the perfect setting for relaxing and entertaining. Grocery stores, pharmacies and office buildings are a short walk away.

There are larger family homes directly within the City or within walking distance but they are very few and usually rent quickly as soon as they come on the market. ?More two-bed residential rentals are needed in the City of Hamilton to meet the current demand. Rental values will range from $4,500 per month for a one bedroom apartment to $22,000 per month for a two bedroom penthouse with harbour views.

The main advantage of living in the City of Hamilton is the proximity to work. All offices are within safe walking distance of the residential units. Shopping, restaurants, dry cleaning and a whole host of services are on your doorstep. A Bermuda driver’s license is really not necessary if you are living in the City as public transportation is readily available.
