Charlotte Real Estate: Why February is a Great Time to Make a Move

If you’ve been thinking about buying or selling in the Charlotte area, February might just be your moment. People always assume spring is the best time for real estate, but the truth is, by the time spring hits, everyone else is thinking the same thing. More buyers, more competition, more stress. But right now? There’s an opportunity to get ahead of the rush.

Charlotte remains a top destination for relocations, with a 3% annual increase in population driven by corporate relocations and a high quality of life.?Here’s what’s happening in Charlotte’s market right now—and why the town of Belmont, located just 20 minutes from Uptown Charlotte, might just be the hidden gem you didn’t know you needed.

What's Going On in the Charlotte Real Estate Market?

1. Inventory Is Tight—Which Can Be a Good Thing

Charlotte’s housing market is competitive, with fewer homes for sale than in past years. That means:

  • For buyers: There’s less out there, but good homes are hitting the market every day. If you’re ready to move fast (pre-approval, strong offer, a savvy agent—hi, that’s me ??), you’re in a great position.
  • For sellers: Less inventory means less competition. Well-priced, well-prepped homes are standing out and getting strong offers. If you’ve been on the fence, this is your sign to make a move.

2. Home Prices Are Holding Strong

Right now, the median home price in Charlotte is $400,000, up 2.8% from last year. Homes are selling for about 98% of the asking price. That means sellers are getting solid returns, and buyers aren’t facing drastic price hikes. It’s a balanced, healthy market—which is exactly what you want when making one of the biggest financial moves of your life!

  • Sellers: If you’re listing now, you’re likely to sell at a great price without competing against a flood of other sellers in spring.
  • Buyers: Prices aren’t skyrocketing, but they’re still climbing. If you’re thinking about buying, waiting might not do you any favors, especially if rates change.

3. Homes Are Selling at a Steady Pace

Charlotte homes aren’t flying off the market overnight, but they’re moving.

  • Sellers: That’s enough time to get a solid offer without the stress of a drawn-out process.
  • Buyers: You don’t have to feel like you’re in a blink-and-you-miss-it kind of market, but you should still be prepared to move when you find the right place.

4. Mortgage Rates Are Stable (For Now)

We all know interest rates have been a rollercoaster. At the moment, they’re steady, but experts expect some movement in the spring. Locking in now could save you money.

Belmont: A Hidden Gem That’s Worth a Look

If you love Charlotte but want something with a little more small-town charm, Belmont should be on your radar. It’s got historic character, a real sense of community, and easy access to Charlotte. Plus, the market here is growing fast.

Belmont Real Estate Snapshot:

  • Median Home Price: $570,179 (up 56.6% from last year ??)
  • Days on Market: 61 days (longer than Charlotte, meaning you might have more room to negotiate)
  • Market Vibe: Some homes get multiple offers, but on average, homes are selling for about 1% below list price.

Why Belmont?

  • Downtown Charm: Think cozy cafés, boutique shops, and a historic feel.
  • Nature & Outdoor Space: Close to the Catawba River, parks, and trails.
  • Less Hustle, More Community: Still close to Charlotte, but with a slower pace and tight-knit feel.

If you want more space, more character, or just a little break from the city hustle—Belmont is worth checking out. My family and I moved to Belmont three years ago and absolutely love the community!

Charlotte’s Market is Full of Opportunity—Are You Ready?

Why February Might Be Your Best Bet

Most people assume spring is the “right” time to buy or sell—but that also means spring brings more competition.

?? For Buyers:

? Fewer bidding wars compared to peak season.

? More negotiating power before spring buyers flood the market.

? Secure a mortgage rate before potential increases.

?? For Sellers:

? Fewer listings on the market means more attention on yours.

? Motivated buyers who want to move before rates change.

? A strong, steady market where homes are still selling at great prices.
