Duplex located in Golden.? At list price this property about breaks even. If able to secure at $1,000,000 then estimated return about a 3.5%. Not a great initial return but if able to hold for 5 years the estimated returns move toward 8% and then by year 10 over 13%. See Long Term Projections section in below link for full details.

Certainly a long-term play but great location that will continue to improve.

Another great strategy would be to live in one side of property and rent out the side.
