How to Rent Booklet
There is a new How to Rent Booklet dated January 2018, published by The Ministry of Housing, Communities and Local Government and must be used from now on. Whilst this may not be earth shattering news, there is more to this than meets the eye…
Firstly, the Deregulation Act 2015 came into force on 1st October 2015 and the How To Rent Booklet was created from this Act.
At that time, you had to serve this booklet for all new tenancies which began on or after 1st October 2015. Along with this booklet you needed to serve a host of other documents as well such as a valid Energy Performance Certificate, Gas Safety Certificate, Prescribed Information for the Deposit and copy of the property License if one was required for the property.
From now on you MUST serve this booklet if you renew the tenancy or allow it to become periodic, as any How to Rent booklet previously served is now out of date.
Failure to follow the advice above may cause you problems down the line if you need to evict the tenant.
We would hate you to lose out simply because you failed to provide the latest booklet, which after all costs you nothing.
Form 6A
Just a gentle reminder that when the Deregulation Act 2015 came into force only tenancies which started after 1st October 2015 had to use the new Form 6A for serving notice to bring a tenancy to an end, however from 1st October this year, this will be extended to all tenancies irrespective of when they started.

5 年Afternoon Steve - were you also aware that indemnity costs clauses may now be attacked - wording may need to change - the guidance in the Gov.uk leaflet is interesting as I would argue that it is recoverable damages not a fee as such.
