Challenges in Maintaining a Failed Green Building

When I Started Managing the Tallest Residential Tower in the city. I was not told that it is built for LEED Certification. But, Unfortunately they dropped their Certification Plan in the mid construction phase.  It made the things even worse. It left the Operation Team with no knowledge about their Design Decisions which are made in the Design Charrette.

I was left clueless. Expensive Materials, Custom Made Fit outs, Unnecessary Metering, Undersized HVAC system, Complex Lighting Systems in a place where electricity is cheap, Simple Fa?ade and Tons of Papers piled up in my office. All made me to wonder, what kind of building is this? 

Then a LEED Proposal Presentation in a Random folder gave me a clear picture. Finally it all make sense.  

To gain MR Building Life cycle Impact Reduction Points they used some Replacement for Wood, It made the New Door Handles to come out when you pull it. I dint know the Old handles are custom made. 

To fulfil the EA Minimum Energy Performance Prerequisite & For the Points from EQ Interior Lighting Credit, they made a complex lighting system.

For the Points from SS Light Pollution Reduction Credit they choose a simple Fa?ade Lighting for this mighty high rise. 

To gain WE Watering Metering Prerequisite & Credit Points, They installed too many meters in the Tower.  

And finally the papers in my office are LEED Documents. Else Why do they need to keep record for the Waste they dumped. 

But, All for good.  If it dint fail at LEED BD+C, We will not be getting opportunity to prove ourself. Looking forward for LEED O&M
