Celebrating Housing Counselor Day: The Essential Safeguard of Homebuyer Education

Yesterday, we celebrated the inaugural Housing Counselor Day—a well-deserved recognition of the critical role housing counselors play in creating sustainable homeownership. But as we celebrate, let’s also reflect on why this work is so essential, especially for first-time homebuyers.
Imagine this: A family, excited and nervous, sits down at the closing table, signing documents that hold the key to their first home. They're beneficiaries of a down payment assistance program aimed at leveling the playing field after decades of redlining. Fast forward a couple of years, and that same family is facing foreclosure—a crisis that not only robs them of their home but disrupts the entire community around them.
This scenario isn’t hypothetical. It’s the lived reality of many first-time homebuyers, especially in BIPOC communities that are already underinvested & under resourced. During the mortgage crisis, too many families were handed the keys without a proper roadmap—often without even verifying their ability to repay the loan. Worse still, many skipped the vital step of homebuyer education. Without the safety net of one-on-one counseling and thorough education, these families weren’t equipped to handle the true costs of homeownership nor ask for help when they needed it.
In programs like Special Purpose Credit Programs (SPCPs) and Down Payment Assistance Programs, the stakes are even higher. These initiatives are designed to offer life-changing opportunities to underrepresented groups, but when counseling isn’t required, they can inadvertently set families up for failure. The ripple effect of foreclosure doesn’t just devastate individual households—it drains wealth from entire communities, depresses property values, disrupts local economies, and deepens the cycle of financial inequity.
But here’s the good news: We know how to fix this. Mandating a minimum of 8 hours of homebuyer education and a one-on-one counseling session before accessing these programs isn’t just another bureaucratic step—it’s a proven shield. Online training programs like eHomeAmerica & Frameworks offer comprehensive, easy-to-access education that empowers first-time homebuyers with the knowledge and confidence they need to thrive long after the ink dries on their closing papers.

Let’s talk about the costs: A single foreclosure in a minority community doesn’t just affect that family—it depresses local property values, reduces tax revenue, and strains community resources. The financial and social costs of foreclosure far outweigh the relatively small investment in homebuyer education and counseling. For the cost of one foreclosure, we could educate dozens of future homeowners.
It’s time we view education not as an optional extra, but as an essential part of any first-time homebuyer program. By equipping individuals with the tools to thrive in homeownership, we aren’t just saving homes—we’re building stronger, more resilient communities. Because when one family succeeds, we all do.
