BACKGROUND
Mirroring the dynamic ebb and flow of the ocean, the organic volumes of the Flow Residences emerge from the Coolangatta beachfront with calm, sympathetic curiosity. This highly anticipated Gold Coast residence takes undeniable cues from its geographical context, producing a dynamic shape that is reminiscent of the foamy surf. Designed to ensure that each of the 22 unique dwellings boasts panoramic views of Rainbow Bay and Snapper Rocks, this development sets a new benchmark for beachside apartment living.
Designed by Cottee Parker and working with S&S Projects, Flow is the brainchild of S&S founding director, Paul Gedoun, who has a long history of creating award-winning, luxury developments in Queensland. The edifice includes a two level penthouse, and a combination of full-floor and half-floor apartments. In addition, the exclusive residents’ club level on the ground floor features a private pool and a BBQ area, guests’ entertainment and dining room, wine cellar, gym and wellness room plus a surfboard locker room.
CHALLENGE
But creating the streamlined, highly resolved visual language across the exterior of the building was no small feat. In order to achieve a uniform linear aesthetic, without distortion or visual obstructions in the vertical appearance of the cladding line, it was paramount to specify material that offered appropriate height. There also had to be a lot of consideration into the trims and flashing around the windows, louvres and parapets. Plus, the building is located 100m from the surf and had to be designed to withstand the associated high risk wind and environmental influences.

SOLUTION
To meet these challenges, the team opted for the ZINTL? Shadow 200 board. Through the tolerances built into the male/female interlocking system, the product allowed for a tighter radius and a fabricator that could roll the subframe to accommodate the radius of the wall. As a result, they were able to achieve a very tight, uniform linear finish. ZINTL? Shadow 200mm is a flat, continuous board with negative detail which comes in three lengths: 3.5m, 5.0m and 6.5m. The interlocking system ensures superb alignment, and – what’s more – it is meticulously engineered to be corrosion-resistant and not oxidise over time. That makes it an ideal choice for coastal locations and harsh environments. The product was specified in Monument finish, which harmoniously enhances the carefully curated coastal palette of the beachside development.
