The Case for Connectivity

The Case for Connectivity

A recent Moody’s Analytics study concluded that digitally connected commercial real estate venues will be a primary differentiator for years to come as employers and their connected workforce return to office, albeit in a more flexible and hybrid manner, than in the past. Property developers, investors, owners and managers will need to quickly re-prioritize their in-building connectivity and capacity strategies to remain relevant and deliver positive ROI.

A strong labor market is driving a persistent flexible work arrangement and is one of the top reasons prospective employees choose their next job, according to research. Consequently, as companies downsize square footage needs and reassess their return-to-office strategies, landlords and property owners must work harder and invest more than ever to attract corporate tenants and their employees by providing competitively appealing properties and spaces.

One way to accomplish this goal is to deliver a technology platform that the modern-day workforce requires. More specifically, a digitally connected and certified venue will command higher occupancy rates, tenant rents, customer satisfaction and resale value.

In fact, Moody’s Analytics CRE recently concluded that on a national basis, properties that were WiredScore certified have on average, rents that are $6.50/sqft. higher, vacancy rates 3.5% lower, and lease terms 9 months longer than non-certified properties. WiredScore sets the global standard for technology in the ‘built world’ and rates digital connectivity based on resilience, future readiness, mobile/wireless coverage and capacity, choice of providers and overall user experience. Indeed, the #1 ranked user experience metric is the quality of the on-premises wireless broadband network with multiple carrier options.
