Rental Market Report: A new high was reached last month

According to the latest data released by Rentals.ca and Urbanation, the average asking price for rental units in Canada surged by 10.5% year-over-year in February, reaching $2,193 per month. This marks the fastest annual growth since September 2023. One-bedroom units saw a substantial increase, with the average monthly cost rising by 12.9% to $1,920, while two-bedroom units averaged $2,293, representing an 11.3% annual increase.

Over the past two years, asking rents in Canada have risen by 21%, translating to an average increase of $384 per month. Alberta experienced the most significant annual rent growth, up by 20% to $1,708 per month. Conversely, British Columbia and Ontario exhibited slower growth rates of 1.3% and 1%, respectively, with average rents in these provinces remaining the highest in the country at $2,481 and $2,431, respectively.

Major cities in British Columbia and Ontario continue to dominate the list of Canada's most expensive rental markets. Vancouver saw a slight decrease in one-bedroom unit prices to $2,653 per month, while Toronto listed units for $2,495 on average.

In terms of rental property types, traditional purpose-built rental apartments experienced the fastest year-over-year price growth at 14.4%, reaching an average of $2,110 per month. Condominium rentals and apartments in houses exhibited slower growth rates at 5% and 5.3%, respectively, with average rents of $2,372 and $2,347 per month.

Additionally, the report noted a significant increase in roommate listings, with a 72% growth compared to the previous year. Average rents for shared accommodations rose by 12%, led by increases in British Columbia and Alberta.

According to CMHC’s Rental Market Report, Halifax recorded an average rent of $1,628 for a two-bedroom unit, with a stagnant vacancy rate of 1%. This indicates sustained demand despite increased construction activity, with a record high of 2,842 completions from July 2022 to June 2023.

Set to debut in the fall of 2024, the Rural Community Immigration Pilot is designed to facilitate the immigration process for skilled newcomers willing to settle in rural areas. By providing pathways to permanent residence and assisting local businesses in overcoming labour shortages, this initiative aims to bolster the long-term sustainability of smaller communities.

Simultaneously, the Francophone Community Immigration Pilot endeavours to increase French-speaking newcomers' settlement in Francophone minority communities outside Quebec. Beyond economic benefits, this program catalyzes the preservation and growth of Francophone culture and identity, enriching the social fabric of these communities.

Marwa Abdou, Senior Research Director at the chamber’s Business Data Lab and lead author of the report, emphasizes, "The data show that barriers for women persist most prominently in management positions and in boardrooms."

While there has been some improvement over the years, the pay gap remains a concern. Women in management occupations earned just 88 cents for every dollar earned by men in 2023. Disparities are more pronounced in specific industries, such as natural resources and construction, compared to sectors like healthcare and education where parity has been achieved in representation.

Geographic differences also play a role, with provinces like Prince Edward Island and Quebec showing more favourable conditions for women in management roles. However, Alberta presents challenges, with women earning only 81 cents for every dollar men earn.

Abdou underscores the need for proactive measures to address these disparities, including tracking hiring and promotion outcomes, providing mentorship, and holding senior leaders accountable for diversity goals. She also advocates for addressing parental leave gaps and improving access to funding and support for women entrepreneurs.

The report concludes with a call to action, highlighting the urgency of investing in women and accelerating progress to ensure a more equitable future. As Abdou emphasizes, "If we don’t redouble our efforts now, our granddaughters will face many of the same challenges experienced by today’s women in business."
