My name is Paul Levine, and I was a practicing Certified Public Accountant for over 50 years.? Now I am a Commercial Realtor, and I am loving it.? It’s a whole new world, and my income tax education, knowledge, experience, creativity, and expertise set me apart, and I hope above the other commercial realtors out there.? However, I need a Certified Public Accountant to prepare the income tax returns for our clients correctly and in a timely manner because I do not want to do that anymore.? I am having a problem and I hope that you can help me.
When I assist my clients in purchasing commercial real estate like multifamily housing, self-storage units, and mobile home parks, I strive to get them the benefit of legally obtaining an interest-free loan from the Internal Revenue Service.? How do I do that you ask; I get the biggest and best Cost Segregation Company in the United States, CSSI, to do a Cost Segregation Study.? What that does is to defer tens of thousands of income tax dollars for years and years.? Most people do not know that you can convert ordinary income into capital gain income on the sale, saving your client 17% income taxes on a lot of income if you perform another Cost Segregation Study when you sell the property!!!
My problem is that few Certified Public Accountants understand Cost Segregation Studies and Bonus Depreciation and how to prepare and file Federal Form 3115, a Change in Accounting Method.? Because when you go from straight-line depreciation or even accelerated depreciation to bonus depreciation, you are changing the accounting method you are using, requiring the filing of Form 3115.
