As of December 1, 2023, Calgary's real estate scene is buzzing with action! We've witnessed a staggering 40% increase in new listings compared to last year, reaching a total of 2,227 units in November alone.
Despite this significant influx of new listings, the market remains fiercely competitive. With robust sales amounting to 1,787 in November, the sales-to-new-listings ratio is holding strong at 80%. The market is thirsty for more, keeping the months of supply under two months.
Ann-Marie Lurie, CREB? Chief Economist, highlights that while new listings are on the rise, like in other major cities, Calgary still faces a tight inventory situation due to unwavering demand. This continues to tip the scales in favor of sellers, pushing prices further upward.
November saw the benchmark price hit $572,700 – that’s an 11% jump from November last year and a steady rise over the past month. This year alone, the average benchmark price has surged by over 5%.
Condominiums are stealing the spotlight! Thanks to their affordability, condo sales have shattered records, contributing to year-to-date sales of 7,487. Surpassing last year's record, 2023 is shaping up to be a landmark year. With new listings fueling this trend and inventory levels mirroring last year's, the market heavily favors sellers. November’s unadjusted benchmark price for condos reached an impressive 18% year-over-year growth!
