Buying a new housing in Turkey from the developer
Turkey is one of the most popular countries for the purchase of real estate by foreigners, both for seasonal living and for investment.
If you look at the statistics for the last 5 years, you can see a rapid increase in prices for Turkish real estate. For example, prices in Izmir over the past 5 years have grown by an average of 95%, in Antalya - 76% and in Bodrum about 72%.
The process of buying a new housing in Turkey is quite simple, but has its own specifics.
1. It is better to buy an apartment from a major developer, who has managed to recommend itself with quality and warranty service after purchase. In Turkey, the reputation of the developer itself plays an important role. This affects sales. For example, such developers as FOLKART or KATAL have the opportunity to build A-class residences thanks to their long-term experience and success. After the transfer of the apartment you also get a warranty for 5 years. Only strong companies that are confident in their work can afford it.
2. The process of registration is quite simple, the seller and the buyer should meet in TAPU, and realize the sale. It takes about 1 hour. In the Czech Republic, for example, the process of buying or selling lasts at least 21 days, in Turkey it is just one hour.
3. Keep in mind that the real price of the apartment will always be different from the price that will be shown in the inventory. In Turkey, to avoid high taxes, real estate prices in registration documents are shown at least 2 times lower. This is a generally accepted fact.
Buying an apartment in Turkey from the developer is more profitable and safer as you exclude any risks or fraud by realtors.
