One of the smartest moves a you can make in any real estate transaction is to hire your own real estate agent . Buying a home is a time-sensitive business transaction involving contracts and multiple parties. If you don’t buy houses often, it’s just not possible for you to know the complexities of the process.

The Builder's Agent
All licensed real estate agents owe duties to their clients, known as fiduciary duties in legal terms. One of these duties is to act only in the best interests of the client, ensuring that all has been done to gain the client an advantage over the other party. This is the builder’s agent’s primary duty, and you could hire him or her to represent you in the purchase of one of the builder's homes because it's legal to do so. But, if you wouldn’t consider hiring the same attorney as your opponent in a lawsuit, you may not wish to hire the same real estate agent as the person selling the home.
Your Own Agent
Without having to divide loyalties, an agent not connected to the builder may be better able to represent the new home buyer’s interests than the builder’s agent. An even better scenario involves hiring an agent well versed in the new home sales process, which is different than a standard real estate transaction. An experienced agent can help the buyer negotiate a new home purchase with the builder. He also can be present to answer the buyer's questions and address concerns during meetings with the builder’s representatives and property inspectors. Finally, the buyer's agent may attend the closing to ensure that the paperwork is in order.
