A Buying Journey

As a Buyers Advocate working across the south eastern suburbs of Melbourne it is a privilege to work with many great clients who have all different requirements. No client is the same, and no transaction is the same.

I thought I would write this article to give you an insight to a clients buying journey. I hope you enjoy it.

CLIENT BRIEF

M and A came to us because they need more space for their growing family. The single fronted home they were in was slowly getting cramped and they were running out of room. Their instructions were clear, they were after a double fronted family home in Boroondara, close to schools, shops and transport.

BUYING JOURNEY SUMMARY:

We began the journey with a lot of suburbs on the wish list and a buying range that was very competitive. We were seeing a lot of properties that were close to the brief but we were also being over run by the prices some of these homes were going for. We were looking at off market, pre market and on market homes at a competitive buying time. After missing a couple of homes in Camberwell and after seeing a few good homes in Canterbury, the focus shifted to wanting to be in the Canterbury Primary School zone. With this switch also came the realisation that the price range would also have to shift.

As the focus had shifted, I knew there was a property I had to go and see. Online it was perfect, the right location, the right style and number of rooms. As soon as I walked in, I knew I had found the home for them. They inspected it a few days later, and after two or three inspections, getting both families through, a negotiation to buy this home begun. Over a 10 day period, many phone calls with the Agent, discussions on price and a negotiation, we landed on a fair and reasonable price to secure this beautiful family home.
