Buyer's Seize Opportunity as Clearance Rates Soar

Last weekend, our office achieved the nation's highest sale under the hammer, when we held our first in-room?auction event for the year at The Calile.?

Auctioneer Haesley Cush, cleared an exceptional 79% of properties under the hammer, with 30 registered bidders competing for a healthy $21million worth of sales.?

The top result was a stunning turn key tennis court home at 45 Christian Street, Clayfield, selling for $6.2million to a local family upsizing.

Buyer appetite for contemporary homes again proved insatiable with 4 registered bidders competing for a Graya built home, 98 Howard Street, Paddington, selling for $4.45million, after last transacting in 2019 for $3million.

Units also proved a hot favourite with 7 of the 8 units offered selling under the hammer.?

Another highlight was a blue chip offering, 12 Maxwell Street, New Farm selling for $4.15million.?

Buyers are clearly shrugging off media attention of rate rises, with the main demographic being owner occupiers taking a long term view of "time in the market" and regarding the current stablised market conditions as an opportunistic time to be transacting.?

Core Logic's head of Economic Data, Eliza Owen this week also confirmed?estimates that only 2.9% of suburbs across the country have seen home values fall more than 20% from a recent peak.??

From our observations, Brisbane's inner city market remains resilient with buyer confidence clearly high, reflected in last week's auction results.?
