“BUY LAND, THEY AREN’T MAKING IT ANYMORE.” - Mark Twain
Perhaps you’ve thought of buying land for building a dream home or perhaps for putting a cabin on acreage for special getaways??Whether you are looking for land to build a new home or for recreational land, there are a lot of considerations.
What will it cost to bring water to the property or to install a well??How far down will you have to drill??What about power??What will it cost to run electricity to the property??How far away is the nearest power pole??What about a sewer connection or onsite sewage system (aka septic system).?They aren’t cheap!
Assuming you’ve got the Utilities handled, let’s move on.?But before we do, most of us now consider Internet a utility rather essential for work.?Perhaps Verizon Internet, HughesNet, StarLink or ViaSat could service your needs.?But definitely consider what speeds you will need for what you need it for.?They aren’t all equal performers - trust me, I know from experience.
Now what about land features such as ponds, creeks, and terrain??You know, some eye candy.??
You do need to concern yourself with flooding as a practical matter for who wants to be swept away.?But also, if you are constructing a home you intend to insure, just note that flood insurance can be pricey.
Also, what do you want to do on the property? Better make sure the zoning allows for it. Much more could be said, but if you have questions, I’m here for you. In the meantime, I thought you’d get a kick out of my latest video.
All my best,
Thomas
