Bulverde Spring Branch New Homes

Bulverde and Spring Branch are separate cities but function effectively as a single area. Many of our institutions serve the entire area (Bulverde Spring Branch Activity Center, Spring Branch Bulverde Lions Club, Bulverde Spring Branch library, Bulverde Spring Branch Chamber of Commerce, Bulverde Spring Branch Fire and EMS, etc.)

The Bulverde Spring Branch (BSB) area lies in west Comal county about 25 miles north of downtown San Antonio on US 281. Historically the area was a quiet rural area of ranches and a bedroom community of San Antonio. With the growth of the city of San Antonio the area has become more active. In the past few years new home communities have multiplied. Currently there are six new home communities being built in the area and three more in the beginning stages. 

The function of this website is to give viewers insight into these communities.

Starting with the first to come along; Johnson Ranch in about 2014. There are two separate sections: north and south. Builders are Lennar, Highland, Ryland, Cal Atlantic, Monticello and Village. Prices range from the mid-200s to the mid-600s. New home building is still going on. The attractive entrance is Mustang Vista off of US 281 about two miles north of FM 1863.

There is also an entrance to south Johnson Ranch off US 281 but it is better accessed from its entrance off of FM 1863 about one mile east of US 281.

Around 2017 Lennar expanded the north section into Hidden Trails, which is directly east of Johnson Ranch.

Prices range from high-100s to mid-300s. This year (2019) Scott Felder joined Lennar in Hidden Trails. Prices range from the mid-300s to the mid-400s.

Currently under development is 4-S Ranch, east of Hidden Trails and extending to Smithson Valley Road. At full build out I understand that there will be 16,000 homes in these three communities. The three communities share a very nice amenity center with clubhouse
