After COVID-19, many companies decided to implement hybrid working, which changed how we use office space. Sometimes, we work from home, so the office is empty, and sometimes, we all meet in the office for training or a meeting with our team.

Also, the weather is playing more tricks on us, and we have more and more freak days when we can get 30 degrees in early March...

All these changes are happening, yet our buildings are controlled using the same strategy as 10 years ago...

The current building management systems are working on either fixed schedules, Mon to Fri 9-5 or some parameters set up at the beginning of the project such as utilisation, square footage, etc.

So what happens to an empty office(the day when we work from home) during working hours? It will consume the same amount of energy, resulting in much energy waste.

Again, what happens when we all meet in the office or, in some cases, always work from the office?

Lack of ventilation and oxygen makes us tired and less productive. A?Harvard study says that?elevating ventilation rates to 40 cubic feet per minute (cfm) per person can enhance worker performance by 8%, equating to an annual productivity gain of approximately $6500 per employee.

The solution is to look at the building holistically and see it as a live organism. This means creating adaptive buildings that are truly smart and can handle zero to lots of people simultaneously. Changing the building behaviour based on occupancy is one of the most important steps we can take as a BMS and IoT industry to allow inhabitants to enjoy the right temperature, the proper levels of Oxygen, the right humidity and so on.
