Building Your Way to a Better Future - A Steve Mac Complete Guide
The FHOG has been extended and BOOM! You’ve made the exciting decision to buy a fantastic block of land and build your dream home - how exciting!
But, where do you start? As with all major projects, the key to success lies in the planning.
Let’s not kid ourselves, building a house is a big job and as you pour through home design magazines or visit display homes those realities can certainly hit home.
Fear not, however, I have put together an easy to absorb first home building checklist that will help alleviate some of the stresses that come with such a project.
I’ve narrowed the focus down to 10 major phases to help get you on your way.
Finance & Budget
Have you calculated your total budget, including legal fees, the cost of the land, land evaluation fees, rates and taxes, stamp duty, site works, landscaping and moving expenses? How much finance are you eligible for? These are all questions that must be answered before you kick off.
Location & Land
Does the area you’ve chosen to build in meet the needs of your family? Find out about schools, transport, shops, parks, medical services etc. If you are building in a new residential development, find out whether these amenities will be available in the future - I can help you with this!
Builder
Do your research before choosing a builder. Ask friends and family for recommendations, contact industry associations such as the Master Builders Association (MBA) or Housing Industry Association (HIA) for a list of reputable builders, or search trade directories. Be sure to ask for at least three quotes from different builders, see examples of their work, and try to speak with past clients.
Plans & Design
Think about what features are must-haves and what’s on your wish list. This will ensure your new home suits your needs, desires and lifestyle. Visit a few display and custom-designed homes to gauge the different options and to clarify special offers.
Check all the plans and specifications thoroughly - if you have chosen a display home, take the plans along and check the features, measurements of rooms and furniture installed. Check that any changes or extras are included.
Building Contract
Read, check and make sure you understand all contract documents thoroughly. You should strongly consider seeking legal advice from a solicitor who specialises in home building matters to review and help make your contract clear before you sign on the dotted line. They will also offer advice on any areas that require changes.
Site Preparation
Has the site been cleared and street landscaping completed? Are all services there for the builders to connect? Is there any additional cost for you? These are all must ask questions.
Quality Control
Make sure you have the name and phone number of your contact person in the builder’s office and have organised to confirm all important agreements or comments in writing throughout the entire building period.
Realistic Expectation
Unfortunately, building a house is not always straight forward, while all parties involved will strive to have everything built to your exact specifications in full and on time, there are a number of variables that can affect their ability to do this. Be a bit flexible, better to get a great job, done right.
Completion
Has your builder advised you if the home has reached “practical completion”? Check every aspect to ensure you are satisfied and the home is habitable. Arrange connection of your services (telephone, gas, etc), advise the water board, local council and post office you have moved. It’s always a good idea to make a note of any minor defects and arrange to provide a list to the builder. Most importantly however, it’s time to sit back, relax and marvel at the joy and exciting future that a new home brings.
