Everybody has a plan until they get punched int he face! Seems fitting. Experience has taught me that my attitude is what makes the difference. When every obstacle is looked at in regard to opportunity, opportunities are everywhere. There is no substitute for hard work. Hard work does not guarantee success or that things will go as planned. I have worked 6-7 days a week, more hours than I would dare to count over the last several years. I had a one foot in front of the other mantra. I kept repeating in the face of exhaustion, frustration, and disappointment. Deals fell through, dishonesty, scams, hustlers, endless sales pitches, hundreds of contacts attempting to build a team. In the end my progress was not evident until I looked around and realized where I am today does not recognize anywhere I have been in the past. Spiritually, emotionally, and financially I am in a good place.
Working relationships in real estate, construction, and business run in cycles. My closest working relationships are the ones that produce the most mutually beneficial results. My team, real estate agent, lawyers, closing company, hard money broker, tradesmen, and many others have helped me to reach my goals. After 2 years of struggle and adversity we have closed 2 deals in the last couple months and will be closing 3 more soon. Real estate investing felt like a hobby, it cost me money, and I loved it. Up until recently that is. Once my understanding of how to locate, analyze, negotiate, rehab, market, and resell became synced up with providing solutions the flood gates opened. Where I couldn't find a solid deal now I have several good ones in the pipeline at any given time.
What I do is not for everyone. I buy houses with a low initial cost. Most of them need extensive renovations. This includes structural repairs, roofing and framing, and more often that not gutting to the studs. This allows us to acquire affordable properties and maximize profits through massive increases in value to the ARV. The most difficult part of the process has been training and motivating people. Turnover is crazy half of all hires don't show up for first day. Monday to Friday simple shifts and it is near impossible for anyone I know to become fully staffed. On we march one foot in front of the other, getting done in the present what we can.

The accumulation of progress over time has created momentum. This momentum is is what's fueling or business right now. Caffeine, 20v tools, and networking. Our next project is just around the corner. I will be attempting to do things in a more systematic manner. Better planning and execution. I plan to be quicker to cut the cord. Performance almost never increases exponentially with an individual. Stars always find a way to shine.
My real estate investing dream started with books. It has been a learning experience. One that took me much longer than anticipated. I still learn every day. Looking toward my goals I am excited for where I am.
