(Building Information Management)



The Construction Industry Institute estimated the percentage of waste and ineffective business approximately about 57% of the cost of construction, as well as the cost of the interference between the architecture engineering construction software is estimated about $15.8 billion in all fields over the past years to adopt interchangeable software. This money could be used to make the projects more efficient and sustainable, if only it had been invested in staff training and construction of the new technologies. So the construction industry was waiting and needing BIM



The BIM technique was proved and adopted by management even the shortcut should refer to (building information management),so the  definition changed from "digital representation of the building including the physical and functional characteristics" to "building information management" which include the coordination of all disciplines and solving interference between them. BIM is used in every phase of the project, it is essential for employer's information requirements (EIR)before tender , then BIM execution plan (BEP) after the tender where all deliveries of model in all Phases of building are.


Applying BIM changes in the design phases. it takes a longer time in the Schematic Design to enter the required information and work many of the necessary modifications in order to avoid technical problems but it saves a lot of time in the phases of design development (DD's) ,construction document (CD's) and integration documents. It can also work sections and details effortlessly and less costly




At the end of the project, asset information model (AIM) is delivered which is considered as the cornerstone of the management, operation and maintenance of the building with construction operations building information exchange

( COBie)




BIM facilitates decision-making to the Governing, starting from cost determining accurately and knowing if the project is profitable or not ?, up to pinpoint the completion time of it, and when we need each type of materials to deal with suppliers on the receiving dates.


In order to get maximum benefit of this technology, we must ask ourselves first: What is the information that we need to enter ?, For example: we find some modelers looking for an item ( Sprinkler e.g. ) contains all the details like fact. Although when we print or take a picture , it will appear like a point.We can put the element with enough details , and make detail view full of all necessary details instead of increase the model file size with thousands copies of a saturated detail element.


When we have a right model, we can manage the project perfectly. The site manager can know required standards to carry out in fact, required building materials properly and accurately, and all other construction equipment (such as scaffolding,Wenches, and other toolkits ) which required to complete the  construction . He can also link with the execution timetable (such as Primavira & MS project), and give a better feedback about workflow at the site for engineers.

The manager can benefit from applying the BIM technology and save wasted time in searching for information, if only there are three important and essential elements:

  1. Managing the common data environment

Common data is the only source of information,which combines ,manages and publishes related approved documents of the project for the multi-disciplinary teams in the managed process.

Common data exchange (CDE) is usually provided by documents management system which facilitates sharing data and information between the participants in the project. Common data is evaluated in one of four areas:

BIM is considered the technical part of integrated project delivery process. IPD is older than BIM . But with the appearance of BIM, IPD process became very easy. Management concepts of the projects turned to a new face did not exist before merging both together to form a feature of this era .

It became very necessary for any participant in BIM studying the concept of the integrated project delivery in order to learning BIM technology do not turn to another form of advanced Autocad, and this is common mistake of most engineers who intend to learn BIM technique. The question now is: What is the integrated project delivery ??










The traditional model for construction projects is the linear model for the project delivery, where consultant puts design , follows it with owner and develops it to reach the execution phase. He offers tender and chooses general contractors, then subcontractors. The project is executed under consultant supervision and owner financing until be completed and primary delivery begins then final delivery in order to building management begins. You can imagine discovering an error in design or modify during any phase of project execution phases even by the owner in order to this cycle begins from the start and the project be delayed. This is the type of traditional problems that are known to any participant engineer in a project execution.








The situation changed a lot with appearance of BIM technique, even  management of  engineering projects keep pace with digital technology to reduce the gap between the project team (consultant, contractor and owner), so there were many definitions for integrated project delivery IPD . The best of these definitions is provided by the American Institute of Architects: [process how to implement engineering projects where consultants, engineers, technicians , contractors , specialized engineering systems, business management systems, legislative and environmental systems work together in order to benefit from experiences,  creations and talents of all work team who is specialized to implement all phases of the project from the first moment of design, reduce the wasted time in making ongoing adjustments ,reduce the proportion of errors and increase the efficiency of engineering projects execution starting from design phase up to execution phase.


The process of integrated project delivery must include the following important points:

  • Participation of owner, consultant and contractor from the first moment of design
  • Studying and conjunction investment targets and find out possible profits and losses to know the expected return on investment.
  • Shared responsibility between the owner , contractors and consultants in the construction process, and the phases of design and execution.
  • Writing a contract includes the team of design and execution with the owner. It is a new type of contracts differs from well-known traditional contracts, and there are several proposed models which were issued by many agencies for facilitating.



Who want to divide the process of integrated project delivery to easy steps and logical arrange should do the next :

  1. Work of the architect program and the design goals
  2. Primary concept of the project and study the design idea
  3. Detailed design
  4. Work of executive designs of the project
  5. Get the approvals from official authorities
  6. Bidding process
  7. The execution phase
  8. Initial and final delivery
  9. Management of the building after execution


It became easy for any student of BIM phases to link between previous mentioned phases and seven dimensions of BIM. The software of BIM application can be fed  from primary phases with all necessary data and information to take the previous nine steps in mind since the primary design phases of the project.

Although the construction industry always developed with development of building materials ,this age has different rules. The development of the construction industry became more associated with digital technologies.As we learned, the rhythm of digital technology is very fast, and therefore the coming years will see a rapid transformation and development of the construction industry.







Building information management is in all project phases, does not end with the end of the project, but increases during its operation and maintenance

. The owner or the operator of the building can know all the details instantly, devices that work now, receiving notifications of any malfunction, and then sending maintenance workers to fix it. Malfunction can be repaired during the holidays by the computer or laptop in some cases .


Companies usually manages buildings with the owners of this buildings  accordance with annual contracts for maintenance of all about building , hence BIM system is very essential to suit building information management.  There are special extensions with BIM software which take the model information fully and then add information about workers in buildings management to be linked with the time.




For example (ArchiFM) is the most commonly used software in the UK, which works directly with the Internet. It takes the location ID after obtaining its own model from BIM , then consumed elements are put ( are often covered by a maintenance contract) in timetables and be followed directly by the maintenance department to be repaired regularly according to specific work hours for those elements, or just for recording consumption (exhaust) when a problem occurs in record to know what was altered during a period.


We can make use of building information model until after completion it through making a simulation of the building demolition by demolishing some columns using explosives, so the building do not incline on surrounding area and demolition be done by easy, fast and inexpensive way. The code BS 1192-4 covers this point.

I once had a temporary job and worked on the end run of the completion of the project. It was an apartment building. They were loading the upper floors with appliances. I worked the unload from the Lull and some guy brought the fridges to the units. There was no load plan. Things were put in the wrong place, laminate flooring was scarred and scraed
