Building in Canberra
Recently I have heard mixed opinions on whether or not the home-building construction market in Canberra is successful at the moment. A colleague and I decided to ask some professionals in the building industry who work for large and small home builders in the Canberra area. The feelings were mixed but building seems to be going strong for the larger builders.
When I was told that home building in the ACT was a market worth investigating I decided to ask a few home building companies how business is going for them and their company. The responses were generally the same and I was quite surprised so many said it was slow. Of course, the number one reason as to why it is slow is that land is not being released so there are few home and land packages to sell. A couple of them also mentioned that it was incredibly competitive due to the minimal land releases. I found that news quite unfortunate. I was still being told that I needed to ask some of the bigger builders in Sydney, as apparently their opinions would be quite different.
I then asked some of the larger builders based in Sydney - the well known large companies - of their view on Canberra, and their view was rather different. Big builders who are based in Sydney say that while it is steady, the market in the ACT is also going quite well for them. Of course it can be deducted that the reason for the larger Sydney-based builder's success in that area is due to their larger influence and ability to get to resources down south first and their ability to predict, interpret and prepare for market fluctuations.
Upon further enquiry into home buyer's opinions of the market in Canberra, it matches the frustration of the smaller home builders in the area. Because materials and land are harder to come by, prices can get higher than what is typical of Sydney.
As I will continue to work within the Canberra market and hopefully uncover more information, I would like to hear anyone's opinion who has been working or buying there in the past coupe of years.

9 å¹´I think the bigger builders are doing well in Camberra as a result of economies of scale! The smaller builders like every other city will continue to struggle as these builders grow in influence!
