Building on ambition
Devimco Immobilier creates and builds the most prominent real estate projects in Quebec. But carrying out large-scale projects such as Quartier DIX30 and Solar Uniquartier in Brossard or the revitalization of Griffintown in Montreal demands unshakable ambition and determination. It also requires having the means to 'walk the talk'.
It’s no secret that finance and investment management are critical to a successful real estate development. These are the basic roles of our finance and investment department.
Investing in trust
Devimco earned its reputation for excellence in all spheres of real estate development. Our proven track record in investment, one of our greatest strengths, allows us to secure investors’ trust. This is why Devimco is supported by reputable financial institutions such as the Fonds immobilier de solidarité FTQ, Fiera Immobilier, Fondaction, as well as main bank lenders. But our past achievements are only one part of our current influence. We also need to be fine negotiators who are able to present solid and structured financial models with concrete and precise forecasts.
Expertise, rigour and trust
The financial models that we create are decisive for each department at Devimco Immobilier. They guarantee the efficiency and profitability of all our undertakings. As Devimco’s projects are large-scaled, these models are complex and present many challenges.
Indeed, the broad scope (residential lease or sale, commercial and business) of our real estate developments require complex calculations. Cutting-edge expertise is a must. We are responsible for advising senior management, setting out all possible hypotheses in order to find the best way to exploit a lot, to structure transactions and to ensure optimal management before, during and after the real estate project is carried out. For all these reasons, we have developed simulation tools capable of performing diversified projections. These tools are complex and require exhaustive rigour. This is how we earn the trust of management, our colleagues from other departments, and investors.
With big projects come big responsibilities
With projects as large as Devimco’s, the challenges are significant. Solar Uniquartier, the most innovative integrated real estate development in Quebec, is a constant challenge. It goes beyond the $ 1.5 billion investment, it also represents more than 4,300 residential units, 600,000 square feet of office space and 500,000 square feet of commercial space. This means that our forecasts and models will ultimately impact more than 6,450 residents and 5,000 workers, not to mention the thousands of people who will transit daily at the heart of this neighbourhood on the South Shore of Montreal.
Maestria Condominiums is also a good example of complexity. Indeed, its financing is complex because the project has two separate towers and is composed of a clever mix of co-ownership, rental and commercial spaces.
Careers at Devimco Immobilier
Working at Devimco is a unique experience. Our day to day is nothing like that of other real estate builders or developers. The company has its own operations management and construction teams with which our department works. Most of our competitors rely solely on external firms. This reality is a strength for us; it’s easier to make changes and to adapt our projects to new ideas quickly.
In addition, we benefit from a hierarchical structure where everyone has the right to express their opinion and defend their ideas, regardless of their title and function. So if you want to take your place, anything is possible and we encourage everyone's ambitions. If you want to be challenged and use your talent wisely, we will give you the opportunity to go further.
Our ideal candidate loves to take on new challenges and always strives to exceed expectations. He is also ready to work in a dynamic environment, is autonomous and pays close attention to details. Of course, you have to be flexible, because there is no routine at Devimco. Your day can start at point A, and then go through Z to end at B. Finally, you have to be able to look at the big picture. This is how we draw the financial portrait of a project as a whole.
