Residential building approvals are down across Australia, with February 2023 representing the most significant drop in private-sector residential construction approvals since June 2012. Construction is a historically complex process, requiring input from a range of material and services sectors all of which are underpinned by a supply chain process which must be stable, efficient and cost-effective in order to ensure the cogs of construction keep on turning. With so many inputs necessary to support its ongoing activities, some might consider it a miracle that the inevitable convergence of external factors we are seeing now hasn’t hit approvals sooner.
So what do the most recent statistics on dropping building approvals mean for the industry??
What is the future going to look like after the booms of the last 2 years peter out and outstanding contracts are filled with nothing to replace them in the near future??
Inevitably, the industry will level out with demand reducing while a corresponding rise in capability will see an equilibrium achieved. But this isn’t a sustainable industry model moving forward.
