Brief Read on Workplace Mobility

One of my previous colleagues in Savills Philippines and I were chatting about the benefit of installing an internal staircase within an office space.

There aren't many examples of this solution in South East Asia, mostly for the relatively high CAPEX expenses required, average low ceiling properties, and still a slow adoption of workplace strategy or innovative design.

While since 5 years ago, I have commenced to see great workplaces being delivered to large occupiers in the Philippines, only in the latest years Vietnam is catching up.

Among many many providers in the country, one of them is delivering innovative environments with new ideas in every projects.

ADP Architects is currently helping Vietnam Top Companies to re-think their office spaces, adopting a future-proof look:

The company has also helped CZ Slovakia Vietnam, the Landlord of Friendship Tower, the latest Grade A Building in HCMC, to prepare Renders for a unique added value that this building can offer: Internal Staircase.

Let's take a little step back.

Initially, Friendship Tower was intended to offer a much larger floor plate - almost twice as the current 723sqm on NET.

However, the agreement among parties for part of the land, that was intended to be purchased, was reached and the construction commenced on the current area only.

As this notice arrived only after all the project plan was completed, even with a smaller floor plate, the building has all the Grade A features and all the latest technologies such us:

• Elevator Traffic Control with dedicated directions for each tenant, with separated lift for service use and basements
• Dedicated Conference Center with capacity over 250 pax, to provide to its tenants additional meeting rooms and conference space within the facility
• Int'l standards floor-to-ceiling window glazing for its tenants to enjoy the view of the most prestigious street of Ho Chi Minh City - Le Duan Street, District 1 - without heat concerns
• Raised floor for construction and reinstatement ease (cost and timing wise)
• Friendship Tower achieved LEED Gold Certification, following the US based Green Building surveying system that confirms how the building is eco-friendly for a better user experience, lower emissions, efficient waste management, and controlled utility costs
• Etc...

However, to compete with other Grade A Buildings in the city, which often offer a larger floor plate, the Landlord has created soft-spots within its ceiling MEP system and floor slabs for Tenants to install their very own Internal Staircase.

By connecting 2 floors, tenants do not only achieve one of the largest office space in the city (roughly 1,800sqm on GROSS), but will also ..

.. be introducing space enhancement that promotes workplace mobility on top of open floor and collaboration/touch down areas.

Such solutions have been known to strengthen communication, boost productivity, morale, and employee satisfaction - where in Mobility and exercise have a big impact - always more and more on the core interests of company managements to achieve maximum employee well-being.

My previous colleague, Rita Kash, and I are also follower of Anetta Pizag, someone that for almost a decade now has dedicated her professional career to coach about Workplace Strategy.

In one of her articles she mentioned that the best workplace strategy has few qualities, among which a Human Centric characteristic:

It is based on an understanding of human physiology, psychology and behavior, and is geared to promoting optimal physical and mental well-being as well as intellectual functioning.

CONCLUSION

Anetta, Rita, or neither I are surely the first that you hear from that discuss how mobility, physical activity, and exercise are key for people well-being, not only in the workplace, but in life.

Given that amount of hours people spend in the office, mostly if working for a large corporation, Workplace Mobility might seriously change your employee morale and an Internal Staircase might represent an optimal start to it.
