Bridge, speed & no vals...

Last month, Rai Wealth Management and Providus Capital joined hands to deliver a ￡1m mezzanine loan facility to a client (UK registered limited company with a HNW investor as UBO). The second charge loan was secured against four properties in London and delivered from start to finish within 10 working days, with the interest rolled up until the end of the loan term. This loan structure ensured that the client received a higher amount on Day 1, enabling them to release their equity from the four properties and utilise it as much-needed working capital for their business. This would not have been possible without the excellent work done by Jo Price and her team at Knights plc. (who represented the borrower) and Harry Pattihis and his team at Jury O'Shea LLP (who represented the lender). Exceptionally, we were able to lend without requiring a new valuation before drawdown too!
