Each Edition of Breaking Bread is special in its own way, but this one really hits home with Mr. Victorio, or Nick, however you know him.?? Many moons ago, I was new to the industry of security.? I had a long list of sites my corporate office had given me to check on and follow up with, to see if they would be interested in services and giving a new company a shot… days full of cold calls and knocking on doors.? It was a nightmare and losing confidence in myself daily, in my many years of customer service and sales, I just couldn’t break the ice or get a win with my new job.? I still remember clear as day, I had a community MABB (Missions at Back Bay) that UDR owned on my list, it was already late in the day in Orange County and time to call it quits as I would still need to get back to corporate and then back to San Diego to go home.? It was in that moment that I decided to not call it a day, “one more”, just “one more” (Its okay to talk to yourself I heard).?? I arrived at MABB, parked and walked into the leasing office.? Since it was late and almost closing time, I thought I would get a frustrated leasing agent or manager that I was trying to sell to them when they were trying to pack up.? To my surprise I was greeted with a big smile and a giant personality full of energy.? Instead of taking my business card and sending me on my way, Nick asked me to take a seat, if I needed a coffee or a water and what I had to offer in terms of services.?? Within weeks we were working on a security contract, My first contract, my first account with the company.? It was the Win I needed to have faith in myself again and what started a domino effect of success for not only our company continuing it growth but also for my family.? For that I will always be grateful for Nick giving me a shot.? From that one account, word of mouth traveled, and it opened up the doors for me to meet so many other amazing people that I consider friends and family still today like Sara Vaca Henry Garcia Matt Anderson, MBA Jen Baysa Charity Roundtree Tre "Fox" Vuch Bryan Feltman Suzanne Murphy Ivan Steel Samantha Lynn Anna Wateska Laure Thibodeau just to name a few.

What was your first job you had as a youth???My father was a general contractor, so I started hanging drywall at 14.

What/Who led you or got you into this industry/how many years ago was that? I started in the industry as an advertising vendor during college, which was about 20 years ago.

Do you remember the first place you worked in this industry? (Company, building, site)? Creative Outdoor Advertising in Riverside, CA. Then as a leasing agent in La Jolla, with Garden Communities.

Coffee, Tea or are you a water person? Iced Coffee

This is a tricky one and also making me hungry, Cane’s, Chika-Fil-A or In-N-Out Burger and what are you ordering? In-N-Out Burger: Double-Double with extra raw onions

If you had to pick 3 people in the industry (or outside of it), who would you say has a big part of molding you, cheerleader, inspiration, mentor? If you need to name more then 3, I’m not going to get in your way.

What is a saying or quote that you say to yourself or to others most often? Growth happens when you're stretched.

What program or app has made your job better/easier in the last year or so? Excel has always been my go-to.? But AI technology has been growing so fast, I see this as the future to make my job easier.

Favorite Birthday Meal/plate and why? Filipino food, hard to find good Filipino food in North County San Diego, so a trip to National City or LA are where I usually go.

If you were to be in a completely different industry tomorrow – where would I be running into you? You probably wouldn’t run into me as I would be travelling the globe.

What time on average do you start opening up your laptop/cell phone for work emails? Do you have any rule set in place that you follow with work/life balance? Usually, 6am if not earlier.? I typically will have a hard line to stop emails/calls at 7pm, but sometimes this is not possible. But the weekends are all mine.

In your eyes – what makes the difference between a good boss and a bad boss? Without saying a name, do you remember a bad boss you had? What made them bad. Same question for good, what set them apart? A good boss is someone who can be a coach and mentor to help someone grow. They are good at communicating expectations and holding the employee accountable for these.?

A bad boss is someone who does not communicate expectations or provide time for coaching opportunities to grow.

I remember a bad boss that delegated to me all their work and was gone for half the day. I used this as an opportunity to learn about their job and what not to do as a boss. Additionally, I always remember the site visits where I was completely ignored by upper management and knew when I reached that level, I would never act as if I was better than any employee.

A good boss I had held me accountable and had hard conversations with me about procedures I could improve. These difficult talks humbled me and helped stretch me to be better. They also pushed me to be more involved in the industry.

I’ve learned to not focus on the word “weakness”, but what do you feel personally you have most improved on recently or in the last few years – personal or work? Taking accountability for my team, whether good or bad. I have always taken accountability for my actions, but transitioning to include my teams’ actions as my own has been something I have significantly improved over the last few years.? ?

What do you feel is your strongest strength??People that work with me know that I work until the work is done. I have a relentless passion to improve daily and aspire for all my team members to be the best they can be.? In summary I have A LOT of Energy.

What keeps you motivated in life? Having goals is my main motivation, but seeing my team members grow reminds me” WHY” I do what I do.

How good is your golf game? I love the game, and just started getting serious this year since I am a beginner. My goal is to become a scratch golfer.

What was your escape/last vacation or your next one coming up? I did a trip to France, Belgium, and Amsterdam last year. I plan to hike Machu Picchu this year.

Are you involved with any industry-related groups? If so, would you recommend the association and why for someone thinking about joining? I am involved with IREM-San Diego and wish I would have joined earlier in my career. It’s a great way to network and learn more about the industry. The IREM certifications provide invaluable education.

I have personally loved watching your grow and advance in our Industry, What are you most proud of in your career??Last year was my proudest year.? I was awarded the Regional Manager of the Year, IREM- San Diego’s CPM of The Year and promoted to Vice President. But I am most proud to see my team members grow as I grow.

Where will you be in five years??My goal is to be a Sr. Vice President with my current company, but I would be happy staying as a Vice President.

Lets take it another level…Is there something you want to accomplish or be remembered by when the times comes and when you say good bye to this beautiful industry we call home? I would like to be remembered as a person who was always genuine and available to any employee that needed me.?

Are you a cat or dog person? what are the breed and names of your pets?? I am a dog person, I have a Bishon named Ewok and a Miniature Schnauzer named TJ.

What is a skill you’ve always wanted to learn? The acoustic guitar.

Where is the most beautiful place you have ever seen in person? Neuschwanstein Castle on a rugged hill of the foothills of the Alps in the very south of Germany, close to border with Austria.
