Risk Adjusted Returns

I was inspired by the post (tweet) below on X by Hiten Shah, so had to reframe it for CRE:

Office investors want the upside. Banks don’t want the uncertainty that creates it.

For decades, the office investment model rewarded stability:

  • long leases
  • predictable cash flow
  • low cap rates

But the market is shifting:

  1. Many Landlords are actively partnering with flex operators
  2. CBRE acquired Industrious ($800M valuation)
  3. Enterprise adoption of flex is accelerating

Yet, some investors still treat flexible income as high-risk, discounting its value despite strong demand.

But is it truly uncertain?

OR simply valued through an outdated lens?

In many markets, office assets incorporating flex, hospitality, and service-driven models are generating higher income than traditional leasing.

The key difference?

They adapt to demand rather than locking into long-term assumptions.

If income is growing and demand is strengthening, does the real risk lie in the revenue model?

OR in the failure to recognize its value?

As the market evolves, those who rethink value today will be the ones shaping the next era of office real estate.
