Happy Friday!
For 5 years I've been exploring how "the future of work" drives demand for the evolution of the office on my podcast.
There are many aspects to moving office real estate from product to service, to delivering brand-led hospitality and wow-ing customers consistently.
But none of that can be possible without finance.
To truly evolve a building from a traditional lease-only strategy to an operational real estate strategy that delivers higher NOI through though multiple layers of revenue and exceptional customer service requires a different approach to the finance stack.
We need new valuation methods, better modeling tools and a collaborative approach between equity, landlords, operators and lenders.
The good news? A diverse set of valuation models already exists. We just need to apply them effectively.?
