Summary - United States
Homebuilders are walking a fine line when it comes to new projects as high mortgage rates curb demand.
New residential construction, including single-family homes and multifamily, dropped 11.3% month over month in August to 1.283 million units on a seasonally adjusted basis, according to Census Bureau data released Tuesday. That's down 14.8% compared with a year ago and well below the 1.44 million units economists surveyed by Bloomberg projected.
But authorized residential permits — an indicator of potential future activity — rose 6.9% to 1.543 million permits in August from July. That was still down 2.7% from last August. Single-family permits, though, were up 2% from July to 949,000. Multifamily permits came in at 535,000.
The data reflects two opposing forces builders are trying to balance: the ongoing need for new construction to fill in limited inventory and elevated mortgage rates that are hurting their biggest customer right now, the first-time homebuyer.
"High mortgage rates are clearly taking a toll on builder confidence and consumer demand, as a growing number of buyers are electing to defer a home purchase until long-term rates move lower," Robert Dietz, chief economist of the National Association of Home Builders, said Monday in a press release after builder confidence dropped for the second straight month.

Australia Costs:
I can add a bit more colour around the issues with housing:
- Government around the world are revising their building codes reduce the carbon footprint as well as ensure building are both energy efficient and can withstand climate change - https://www.constructiondive.com/news/building-codes-climate-resilience-nibs/693672/
- All levels of government need to work together on urban planning strategy including streamlining the permit approval process as well as how best to protect biodiversity. Construction starts need to increase in order to meet current and future housing starts. https://www.cloudflight.io/en/project/streamlining-the-building-permit-process-with-ai-technology/ or the use of chatbots - https://www.cbc.ca/news/canada/british-columbia/kelowna-ai-chatbot-building-permit-applications-1.6822450 (Congrats to City of Kelowna and 微软 ) or UpCodes - https://techcrunch.com/2023/05/30/upcodes-copilot-series-a/
- All levels of government working with the private sector to mitigate the impacts of climate change while supporting residential, commercial, industrial, and institutional building permits and construction. This ties nicely to my work ESG - The public sector is not immune from ESG policies and reporting as they will need to follow suit as part of their government reporting cycle. Here is good example of work being done by the City of Charlotte - https://www.charlottenc.gov/City-Government/Initiatives-and-Involvement/Sustainability and Blog – How the Public (Government) can adopt Environmental Social and Governance (ESG) Reporting - https://www.dhirubhai.net/pulse/adopting-esg-policies-reporting-public-sector-paul-young
- Adopting new building techniques like modular and 3D printing as part of building out more housing to meets the needs of today and tomorrow. This will require coordination between government and private sector on building code adoption to technology - https://regionriverina.com.au/a-3d-printed-dunny-in-dubbo-could-hold-the-key-to-unlocking-the-riverinas-housing-crisis/39615/ Dubbo Regional Council
- All levels of government need to look at ways to protect arable land as part of developing new land supply for residential, institutional, industrial, and commercial building. https://news.cgtn.com/news/2023-06-25/Integrating-urban-development-and-cultivated-land-protection-1kVhGkFcwV2/index.html
