For Thailand, Stark Networks HK and Dawant Company Limited are cooperating jointly in creating THE SEASONS?*SIAM (formerly conceived under the title Blockchain City*Siam), a large-scale physical infrastructure real-estate project, comprising world first leadership qualities, utilising fully-integrated “smart cities” technology and the latest state-of-the-art innovations as a functional environmentally friendly, controlled, operational IT framework that manages and maintains a commercial and social activities hub. The companies are also collaborating with selected global partners, and has been formally accepted as a technology supplier to the NEOM project.
THE SEASONS?is a scalable concept with feasibility studies applied to a number of global locations, and it suitable for the current location selected in the heart of Bangkok, Thailand, and also in terms of the current JV project with the SRT. Additionally, the studies and details can be suitable for EEC land zoning, with some further discussion and assessment of the actual land plots. Location reviews commenced in 2019.
Ideally, THE SEASONS?creates a destination, which unlocks a new sector in the leisure and tourism industry. At the beginning of the value chain THE SEASONS? ensures regional development and promotes local tourism.
A combination of nature, art and technic can be found in this "landmark project". Through understanding of the crucial importance of the interplay between cutting edge engineering and specialist horticulturalists the team has undertaken initial research efforts identifying the latest and most pertinent bio-dome projects from around the globe. They have initiated this process by interviewing some of the teams involved and analysed their previous experience and potential of complementing our team. As a well-researched and versatile group they are the thereby aiming to form the best team for taking this project forward through to completion.
The development of the architectural space specifications and concept does not occur at one time nor does it result in a static document. The specifications and recommendations create an approximate total area for the project; later, the architect will develop a space list at the beginning of the conceptual design and will refine a more detailed program during the schematic and design development phases as all of the hotel-resort operators, shopping mall operators, and have something different in design standards and measurements. The program and principles found in the documents should be used to identify and objectively work towards utilising the physical land, thus implementing a total-solution program. The final specifications as well as the space-use information are flexible and can be planned in more detail with the management after further development of the project, and subject to specific choices and requirements.
As an important part of THE SEASONS?concept, nature, forests and botanical gardens will distribute one of the key environmental and emotional factors and shall be guiding the visitors throughout all seasons. Solely in winter, ice and snow will overtake the impressions.
One suggested site is located in the heart of Bangkok, beside the major new railway hub on a choice piece of real estate owned by the State Railways of Thailand (SRT) department of the Government of Thailand assigned property. This article is a brief summary providing some insights of the project vision for the future.
THE SEASONS? *SIAM is assessed from a conceived valuation of range €2,000,000,000 to €3,000,000,000, and detailed financial assessment, budgeting, modeling and planning has commenced for capital raising requirements. Feasibility studies have been completed in a number of locations, and the exact budget is scaled according to the location and other design considerations.
The first phase financing requirement in the project’s capital investment strategy incorporates private equity investment, traditional financing from banks and financial institutions to build condominiums for SRT employees on the site. The first phase will assist with technology and infrastructure testing after architecture and technology partners share IP. Additional stages will be implemented to develop the site's attributes in accordance with the JV planning committees requirements. Once complete THE SEASONS? *SIAM is estimated to provide an annual internal rate of return (IRR) revenue of 8.7% and possibly higher, depending on the district energy systems impact incorporated into the architectural designs for the site.
THE SEASONS? *SIAM is planned to fit with Thailand's 4.0 20-year development plans, with the official inauguration of the city being envisaged to be by the fourth quarter of 2025.
