Dispelling Misconceptions and Unlocking the Potential of Digital Construction
Building Information Modeling famously known as #bim has already revolutionized the Construction Industry. BIM presents Architecture, Engineering and Construction ( AEC ) into Digitalization. It cohesively clusters multi-factored data to generate a digitalized representation for the built asset.
BIM, despite being increasingly suggested by governments, institutional and largely commercial clients, its adoption has several hurdles and barriers. The primary reason for this are the myths surrounding it.
Let’s bust some BIM myths.
1) BIM is a software.
No it's not!!!!!!!!!!!!!!!
BIM is a process which helps in virtually planning and constructing and operating the construction projects.? In essence, BIM is about managing information throughout the lifecycle of an asset. It is supported by various tools, software and technologies.
According to Autodesk, Building Information Modeling (BIM) is the foundation of digital transformation in the architecture, engineering, and construction (AEC) industry. As the leader in BIM, Autodesk is the industry's partner to realize better ways of working and better outcomes for business and the built world.
We use different software in the BIM process but BIM in itself is not a software.
2) BIM is an Extra Cost
Cost is never a parameter when we aim for Quality!!
Changing traditional working processes will undoubtedly involve some upfront costs, but these should be offset by longer-term efficiencies and benefits in the overall project cycle by production of accurate site drawings, reduction in reworks and saving man hours.
Even in that case where we calculate the monetary value spent on the project, it is noticed that, The use of BIM has been shown to reduce the cost of construction projects by up to 20%. One of the main ways that BIM reduces the cost of construction projects is by helping to avoid project delays.
3) BIM is only for Large Projects
There are no parameters that restrict us from implementing BIM.
Project delivery typically involves the same types of financial costs (though on varying scales) for all organizations. Most large construction projects use BIM as it helps to improve management.?
When used in small projects, it has improved productivity and quality of work significantly. It doesn't matter what the size of the project, how complex or simple it is, or if it is a government or public project - all of these can benefit from BIM.
Implementing BIM in a smaller project can add value to the outcome, with each work stage optimized. BIM can actually save practice time and money, as with collaborative assistance and information the initial cost needn't be wasted. BIM is a long-term investment.
4) BIM adds up to the Workload
The only addition BIM does is the Efficiency!!
Construction is a time-conscious business. Adopting a new digital platform and then using it effectively is always a concern for SMEs in terms of the potential new workload involved. However, time spent upskilling in BIM pays off in time saved throughout the project lifecycle.
Using advanced technology, automates the work process and is much safer and easier. There are no redundant and addons to work here.
5) BIM is Complicated
Not all best things are Complicated!
BIM requires some training and changes the way you do things, but if you invest in BIM you upgrade your office to deliver projects faster and easier. Change begins with getting to know what BIM is.?
BIM is not at all complicated, it needs proper training and education though.
6) BIM is only for Designers and Constructors and has no value for Clients.
Successfully constructed BIM projects and happy BIM Clients are an answer for this.
Maintenance and operation are crucial to the success of the project. When the client receives the project and BIM file, they can use the model for future renovation, reuse, and maintenance of the building as they wish in a very efficient and time-saving manner.
All the stakeholders participating during the lifecycle benefit from it. BIM takes care and proves to be useful at all the stages of the building process (Designing, Construction and Facility Management).?
The scope doesn’t end here, it also proves useful in retrofits, renovation, refurbishing, and demolition.
7) BIM is just a FAD
That FAD is now recommended by Governments across Countries!
BIM is of surging importance in the construction industry. Many of the leading countries have adapted BIM and mandated it for all public projects. The global construction industry has realized the importance of BIM and how it has been useful in coordinating design, eliminating waste, saving cost, and working collaboratively.?
The idea that BIM is just a flash-in-the-pan is not true. The influence of this digital technology in the construction industry is increasing. Those who are adopting BIM are gaining a competitive edge and work more efficiently.?
BIM is not a fad but it is instead a natural evolution of the AEC industry. BIM is not just a trend; it is an evolution and is here to stay.
By dispelling these myths, it becomes evident that BIM is a versatile and powerful tool that offers numerous benefits to the construction industry, regardless of project size or stakeholder role. Its ability to enhance collaboration, improve decision-making, and streamline processes makes it an invaluable asset in today's construction landscape.
