As a Realtor my goal is always to have a pipeline filled with listings. I hit the pavement hard this year with huge goals and getting a lot of listings. Sometimes you just have to say NO to a listing though. I just got out of a listing appointment where the seller just isn't really ready to sell. This particular seller thinks that he knows more than someone who does this for a living. My SOLD portfolio is approximately 25 to 40 sales PER year. That doesn't include any of the leases that I've facilitated.
I know there are other Realtors out that that would take a listing at 5x what a property is worth just to have a listing. I just would like to ask those Realtors out there, why are they doing it? It's a waste of time and energy.
This particular seller wanted me to take the listing well over what their property would appraise for and I just had to say no thank you and walked away. Being solid enough in my business to be able to do that is huge for me.
Back when I was brand new, I would have scrambled to try and list this property. In my mind I would think it was prestigious and a great way to get my name out there. What I didn't realize is that what it really does is to get my name attached to overpriced property. I now know what my time is worth and spinning my wheels on an overpriced piece of property with an unreasonable seller just doesn't interest me. I want those Realtors out there to know that they shouldn't feel like they need to bow down to the demands of what a seller wants. Sometimes you just can't help someone and that stinks.
However, the moral of this story is that we Realtors need to stick together and support each other and know that it is OK to say no to listings.
