BHA Complete Phase 1 of Strand Hill, Tramore Housing Development

BHA is pleased to share the completion of the construction of Phase One of the housing development in Tramore, Waterford; co-developed with Beresford Capital .

Strand Hill is a stylish new development of 2-bed, 3-bed and 4-bed A-rated family homes overlooking the crystal blue waters of Tramore Bay. These contemporary styled, energy efficient homes are bright, spacious and inviting. Strand Hill offers a fine variety of detached, semi-detached and terraced houses, plus apartments, built to the excellent standards.

Every house and apartment features bright, spacious interiors with contemporary finishes, all of which aim to exceed your expectations. These are homes designed and built with the needs of modern families in mind – in an area that offers an excellent standard of living.

The first residents have already moved in and units in Phase Two are now selling.

Phase Two will begin construction later this month.

Tullowbeg Progress Update Project

BHA is thrilled to share a further progress update on our new social housing development at Tullowbeg in Co Carlow, currently under construction with our Joint Venture partner Warren Private

BHA Shares Insights into Previously Completed Projects in Throwback Thursday Posts

Since the release of the first newsletter, BHA has begun sharing Throwback Thursday posts every second Thursday. These project summaries are being shared in order to showcase the works that have been completed by BHA, from refurbishments and fits-outs all the way to demolitions and new builds.

The Infinity Building

The Infinity Building, Dublin

Fire Upgrade Works that we completed in the Infinity Building in Smithfield, Dublin.

This project took 7 months and consisted of fire seal, encasement works and damper replacement works to the existing risers. This was carried out throughout the 6 floors and also involved upgrading the fire doors.

To ensure the the works could be completed to the highest standard, the existing walls and ceilings had to be opened up and then made good.

This project was completed with as little noise and disruption as possible so that regular office hours could remain live.

The Spencer Hotel

The Spencer Hotel, Dublin

BHA successfully completed hotel refurbishment scheme in Dublin City Centre. BHA carried out works to the, former Clarion Hotel, now The Spencer Hotel ; a chic boutique 4 star hotel located in the hub of the Irish Financial Service Centre. Designed by interior designer, Brian McDonald .

These works included refurbishments to all 165 bedrooms across the building’s 7 floors, corridors, bar and restaurant, kitchens and the spacious reception& lobby areas.

The Spencer remained open and fully operational whilst works were being completed.

The 16 week project was nominated for Large Hospitality Fit Out of the Year at the Fit Out Awards .

The Temple Bar Inn

The Temple Bar Inn, Dublin

The Temple Bar Inn project carried out by BHA included a full refurbishment of the existing premises.

What was once ESB offices located within the busy Temple Bar area, BHA carried out demolition of the existing offices followed by refurbishment and fit-out. This included the addition of bedrooms, restaurant and reception area spread over 4 stories, including a basement. The bedrooms are a compilation of luxury twin, double, triple and quadruple rooms.

BHA installed 3 new lifts and refurbished the staircase, which leads down to the basement. The basement contains the large reception area, luggage storage and a large lounge area. The basement also contains a breakfast area and a private outdoor area that can be accessed by guests.

BHA also completed all mechanical and electrical services throughout. The hotel’s entrance is now located on Westmoreland Street.

The Temple Bar Inn boasts a 3 star rating.

Nina Killeen - BCAR Manager

Nina has been with BHA since March 2018, originally taken on as a Quantity Surveyor which soon amalgamated with overseeing and managing all BCAR (Building Control Amendment and Regulations) requirements.

Nina has a deep understanding of regulatory compliance, ensuring that projects are executed in accordance with the highest industry standards. Her dedication to maintaining a strong grasp of evolving regulations has enabled me to effectively navigate complexities and mitigate potential risks, contributing to the overall success of the projects under her purview.

By seamlessly blending her expertise as a Quantity Surveyor with her evolving responsibilities in BCAR oversight and technology implementation, Nina has forged a unique skill set that sets her apart in the industry.

BHA is very lucky to have Nina as a member of our team.

Record Number of New Home Commencements in First Quarter of 2024

  • Construction started on almost 12,000 new homes between Jan-March 2024
  • 51% increase in March monthly commencements compared to same month last year.

The data shows that a record 11,956 homes were commenced in the first three months of 2024, up 63% on the same period of 2023. This is the highest number of annual residential commencements for this period since records began in 2015. In the last 12 months (April 2023 to March 2024) 37,408 units were commenced, up 37% on the prior 12 months.

Today’s data shows that 4,900 new homes were started in March 2024, an increase of 51% on March last year (3,244) and the highest number for March since records began in 2015.

Of the 4,900 units commenced in March 2024, 49% are scheme dwellings, 37% are apartments and 14% are for one-off units.
