Beware of Big Brand Builders Like Mahagun: A Cautionary Tale

Investing in a home is a dream for many but with builders like Mahagun, it can turn into a nightmare. Several homebuyers, including myself, have faced numerous issues with Mahagun, a so-called "big brand" in the real estate industry. Despite their lofty promises and flashy full-page advertisements showcasing new projects worth Rs. 4 crores, the reality is a stark contrast.
Mahagun's practices include taking large sums of money in advance in the name of the final payment of possession, yet failing to deliver flats on time. Many buyers, like myself, are still waiting for possession even after paying 100% of the amount over 18 months ago. When questioned about delays, Mahagun's representatives simply state they are not liable to pay any penalty for late delivery. Instead, buyers are advised to visit their flats weekly and pressure the ground staff to push for possession.
However, the on-ground situation is worse. Staff members often admit that the builder fails to provide the necessary materials, equipment, and labor. Some staff have even expressed their desire to resign immediately, citing the poor working conditions. Incomplete flats are presented to buyers, who are pressured into accepting possession without proper completion or safety clearances. I personally received a "key letter email" urging me to take possession, despite the flat lacking essential finishes and certificates.

Customer service is virtually non-existent. Emails and calls go unanswered, even after 8-10 reminders.? This lack of responsiveness is a recurring issue, leaving customers stranded with no resolution in sight. Moreover, RERA, the regulatory body meant to protect homebuyers, appears ineffective in such cases. It seems that if you don’t have a strong legal team, you are left at the mercy of Mahagun’s tactics.
In fact, when buyers raise concerns, Mahagun often resorts to intimidation. They will outright state that you can take them to court, but remind you that they have a powerful legal team at their disposal. This leaves middle-class, salaried individuals at a disadvantage, as most cannot afford prolonged legal battles.
If you are a salaried person considering Mahagun, think twice. The risks and frustrations far outweigh any potential rewards. Don't let their brand name mislead you. Proceed with caution, or you may end up suffering like many Mahagun flat owners.
