Best ways to generate motivated seller leads for your real estate investment business (2024)

Finding motivated sellers can be tough sometimes. Every once in a while, your lead gen machine will stop working, so it’s good to have other plans of attack ready for those seasons.?

If you’re wondering what the best marketing methods are so you can start closing more deals, stick around to see some of our best methods!

Putting up bandit signs in neighborhoods are a great way to get people who are considering selling their houses to give you a call.?

Try to make your sign stand out as much as possible so people don’t immediately dismiss it. We usually like to say something along the lines of “We’ll buy your house fast with cash! Call XXX-XXX-XXXX”

Building a website sharing what you do and running Google PPC ads to it is another great way to generate leads. We do this with our other company House Sold Easy, and it has always brought us an amazing flow of quality leads.?

The quality of the leads are much higher because these people are searching for where to sell their house as opposed to you reaching out to them.

Have your number clearly listed on your website so they can call you right away. It’s also a good idea to include a simple form where sellers can quickly send you their contact information. Make sure to explain that you can help them sell their homes fast!

Building a local audience on social media can help you reach homeowners as well. Show proof that you are a professional and have before-and-after videos of houses you've done rehabs on.?

Make sure to include your location whenever you post so local sellers can find you when they’re looking for people in their area.

Another tried and true method for getting homeowners to reach out to you is sending postcards or direct mail.

Tell homeowners that you're interested in buying homes quickly and include your phone number so they can easily get in contact with you.

Radio ads are another way we’ve reached a lot of motivated people. We even paid a local rapper to create a catchy slogan for us so that whenever our ads play we stand out and people remember us.?

For these you definitely want to make sure your contact information is easy to remember so they don’t forget and can call you easily.

You can also run Facebook ads and target specific local areas and/or types of homeowners. The more specific you can be, the lower your cost per lead will be in terms of both time and money.

If you’re just starting out and don’t have a marketing budget, I highly recommend cold-calling homeowners to get your first couple of deals.?

Call homeowners up and ask if they are interested in selling. This can be time-consuming but very effective if do it consistently. The best way to go about doing this is using a software called Batchdialer. ?

With BatchDialer you can have 5 lines ringing at once to save yourself a lot of time and have lists and property information all pulled up for you. That way you don’t have to go through and manually dial each property owner one by one.

If you have the budget, hiring a team of virtual assistants to do cold calling for you can also work really well if they speak solid English.?

Another way that’s always worked for me in the past and works for my students is driving for dollars. Drive around neighborhoods and look for houses that seem distressed or abandoned.?

When you find these houses, you can either mark them quickly in the DealMachine app and contact them later, or you can try to meet the homeowner right then and there by knocking on their door.

Another secret way I get hot leads is through Craigslist and Facebook Marketplace to find listings from distressed sellers. People often post on these platforms when they need to sell quickly. You can either DM them or call them if they list a phone number.

Placing ads in local newspapers also still works too. Many people still read the newspaper every day, and there are a lot of older people with health conditions or who are moving into retirement homes that will reach out to you.
